✨ The calm side of me: ✔️ Positive vibes only! ✔️ Finding solutions instead of problems. ✔️ Keeping my clients reassured. ✔️ Saying, “We’ve got this!” ✔️ Making sure everyone feels taken care of, even when things get complicated.

🔥 The stressed side of me: 📲 47 unread texts (okay, maybe more!) 🔍 Inspection reports with a few surprises. ⏳ Appraisals taking longer than expected. 📑 Contracts, deadlines, addendums, and a million moving pieces.
 🤯 Trying to solve 12 problems before anyone even realizes there was one. 😊 And somehow… still smiling!

Because here’s the truth: Real estate isn’t just about buying and selling houses. It’s about managing emotions, solving problems, communicating constantly, and keeping everything moving toward the closing table. 🏡🔑

This is the #1 question I’m getting right now from buyers across the East Valley and Phoenix metro.

Here’s the honest truth:

Current 30-year fixed rates are sitting in the mid-to-high 7% range. They’re higher than many of us hoped for in 2026, and most economists aren’t predicting a big, sustained drop anytime soon. Waiting for rates to “come back down” could mean waiting longer than expected.

But here’s what a lot of people are missing:

➡️ Inventory is higher than it’s been in years
➡️ Homes are sitting longer
➡️ Sellers are more motivated and open to negotiations, concessions, and rate buydowns
➡️ You’re no longer competing with 10+ offers on every decent house

In other words… it’s shifting toward a more balanced (and in many price ranges, buyer-friendly) market.

The real question isn’t “Will rates drop?”

Stranger danger?
 Not in this job.

Most people grow up hearing “don’t talk to strangers.” Realtors? We meet them in vacant houses… regularly… and somehow we still show up smiling.

Empty rooms. Unknown people. Keys in hand.
 And yet somehow this is our favorite part of the day.

Because those “strangers” are actually future homeowners.
 The ones who are nervous, excited, overthinking the budget, and secretly hoping this is the one.

We don’t just open doors.
 We open possibilities.

So yes, we meet strangers in vacant houses all the time… and we like it.

(Just maybe don’t tell our moms. 😂)
