This is the question that tells me if a buyer's actually ready, or just looking.

It's not "what's your budget" or "how many bedrooms." Those answers are easy to give and don't tell me much.

The real question is: "What happens if we don't find something in the next few months?"

Buyers who are actually ready have an answer. Maybe it's a lease ending, a growing family, a life change that's already in motion. There's a reason behind the timeline, and they know what it is.

Buyers who are just looking usually pause. Not because they're not serious people ā€” just because there's no real pressure behind the search yet. And that's okay. It just means we're at a different stage.

Neither answer is wrong. But knowing which one I'm working with changes everything about how I help you.

If you're not sure which one you are, that's a good place to start the conversation.

Buyers have more room to negotiate than they've had in a decade. šŸ“Š

Here's what the latest NAR data shows. The number of months it would take to sell every home on the market has grown to 4.9 months' supply, its highest level in over ten years, and NAR's chief economist says that's giving buyers better opportunities to negotiate.

At the same time, home prices are still rising, and existing home sales are up 1.6% year-to-date through the first eight months of the year. In August, the median price was $429,100, a 1.6% increase from a year ago.

So what does that mean if you're on the fence? More homes to choose from. More time to decide. More room to ask for what you need. Nobody can predict exactly how long conditions like this will last, but you can understand today's market and decide if it works for you.

Every local market is different, so let's look at what's happening in yours.

I'm not always impressed when a listing goes pending in 48 hours. I know that's not the popular opinion.

Fast can mean it was priced right and negotiated well. It can also mean it was priced low enough that anyone would've jumped, or that it barely got seen before someone scooped it up.

What actually impresses me is slower and less flashy: a seller who held their nerve for a few extra days, ended up with more than one offer, and picked the strongest one ā€” not just the first one.

Speed feels good in the moment. The number on your closing statement is what you actually live with.

If you're thinking about listing, let's talk about what actually gets you the best outcome ā€” not just the fastest one.

Hereā€™s what sellers donā€™t always realize: showing feedback is filtered.

Sometimes buyers donā€™t tell their agent exactly what they thought. Sometimes a showing agent is involved, and the feedback gets passed through multiple people. Sometimes agents donā€™t leave feedback at all. And when they do, everyone is usually trying to be polite.

So ā€œthey liked it, but went another directionā€ could mean a dozen different things.

Thatā€™s why I donā€™t make listing decisions based on one feedback form. I look for patterns: showings, repeat visits, online activity, competing homes, offers, price changes, and what buyers ultimately chose instead.

And sometimes the most useful feedback is no feedback at all.

If buyers see the house but consistently choose something else, the market is still telling us something. šŸ‘€
