**WHAT IF
the people waiting for housing to become more affordable are actually contributing to the reason it isn't?** ๐ค
๐Stay with me here, we have an entire generation of potential homebuyers sitting on the sidelines, waiting for prices or interest rates to come down. But here's the thing...
Just because they aren't spending money on housing doesn't mean they aren't spending money.
They're still buying cars, upgrading phones, ordering DoorDash, taking lavish vacations, shopping on Amazon, financing things they probably don't need, etc.๐ธ
And before anyone gets offended, I'm not suggesting everyone is out there blowing money. I know plenty of people are barely keeping up with basic living expenses.
But think about this for a second.
What if a huge percentage of Americans in their prime first time homebuying years collectively decided to stop spending on unnecessary things? What if they stopped contributing to the very inflation that contributes to higher mortgage rates?
Consumer spending drives a HUGE part of our economy. When people spend less, demand cools, which can help bring inflation down. Lower inflation can eventually help bring interest rates down, too!
Now imagine those same people have also spent that time building savings, paying down debt, and improving their credit.
They've potentially improved their buying power in TWO ways. Their own financial situation is better AND the economic conditions could be better.
Obviously, housing affordability is a much bigger issue than people spending too much money. We have inventory challenges, high housing costs, and wages that haven't kept up in many areas.
But I do wonder how much purchasing power an entire generation could gain if more people collectively shifted their financial priorities and like I always say, stop tripping over dollars to pick up a few pennies.
Oh, I know here's the other thing... if everyone suddenly had the money to buy at the same time, we'd probably create a whole new problem with demand pushing prices up. ๐
Still an interesting concept and while, there's no perfect solution, I can't stop wondering...Are we really "waiting for the market", or are some of us just putting off getting financially ready while stuck in Peter Pan land just a bit?๐โโ๏ธ
