"How many times have you scrolled past a listing thinking 'someday' instead of 'now'?" Let's find out what's actually standing between "someday" and "now." A lot of people assume the gap is bigger than it actually is. Sometimes it's real — income, debt, or timeline genuinely need to be addressed first. But often it's just that no one has ever sat down and run the actual numbers. "Someday" is a feeling. "Now" is a number. And you won't know which one you're dealing with until you check.

Most people think I just find loans. What I actually do is talk people off the ledge at 11pm before they say yes to fear instead of facts. Buying a house brings up a lot of doubt, usually right when it's quiet enough to think. A rate goes up half a point and suddenly someone's convinced they should walk away from everything. A number looks scary out of context and panic takes over before the facts get a chance to. That's usually when my phone rings, or when a text shows up that just says "can we talk." My job in those moments isn't to talk anyone into anything. It's to slow things down long enough for the actual numbers to speak louder than the fear did. Most of those calls end the same way: something was never as bad as it felt at 11pm. DM me READY, day or night, if you're in that spot right now.

Nobody thinks about their mortgage when they sell. They should. That's usually where the outcome was decided. Here's what I mean. By the time someone sells, all the attention goes to the listing price, the market, the offer. But a lot of that outcome was shaped years earlier — by the loan they chose at the very beginning. Things like the rate structure, how the loan let them use their equity along the way, or whether they had the flexibility to make extra payments when it made sense. None of that shows up in a listing. All of it shows up in the number they walk away with. This is why the mortgage conversation isn't just about getting into the house. It's about setting up the years you'll spend in it.

Getting from "offer accepted" to "here are the keys" is mostly just keeping everyone’s cool for 30 days. That’s where I come in.

I don't just tell you if you qualify for the house. I tell you if the house is worth what qualifying will cost you. Here's what I mean. Qualifying tells you the number a lender will approve. It doesn't tell you what that number feels like every month once taxes, insurance, and maintenance are added in. Two houses at the same price can cost completely different amounts to actually live in. My job isn't just running the approval. It's making sure the house you fall in love with still feels good to own a year in, not just on closing day. Sometimes that means the house is exactly right. Sometimes it means looking at one that costs less to qualify for and more to actually enjoy.

KNOW YOUR DTI FIRST!
Most buyers find out what "debt-to-income" means the same week they lose the house they wanted. By then it's not a lesson. It's a loss. Here's how I try to help clients avoid that: I review your numbers before you fall in love with a listing, not after. Income, debts, the ratio itself — explained in plain language, before you're emotionally attached to an address. If your DTI may be a challenge, I want to flag it in week one, not have it surface with an underwriter in week six. Depending on your situation, that might mean a conversation about paying down a credit card, providing additional income documentation, switching the loan program, adding a co-signor. It might mean adjusting the price range. Or it might mean you're in a stronger position than you realized. Either way, my goal is for you to go into an offer with a clearer picture of where you stand.

Lucky, because my work day is someone's best day of their life. For me, closing day is a Tuesday with a lot of paperwork. For my client, it's the day they get the keys to their first home. Or the house they thought they'd never qualify for. Or the fresh start they've been working toward for years. It's easy to get caught up in the process — the documents, the deadlines, the back and forth. But every file I work on ends with someone's best day. I don't think I'll ever get used to how good that feels to be part of.
