🎃 MARKET MONDAY: Real estate’s ghosts of markets past…

Gather ’round, South Jersey. We’re taking a little tour through some of the scariest chapters in American real estate, and these stories go WAY back. 👻

🕸️ 1837: The land speculation nightmare
Long before Zillow, people were chasing the next big real estate opportunity. A land speculation boom helped set the stage for the Panic of 1837, followed by a credit crunch and a depression that lasted until 1843. Even in the 1800s, “prices will keep going up” was a dangerous assumption.

🏚️ 1933: The Great Depression’s housing horrors
Job losses and a banking crisis left families struggling to keep their homes. By early 1934, one estimate put roughly HALF of home mortgages behind on payments, with about 1,000 home loans being foreclosed every business day. A devastating chapter for American homeowners.

🧛 1981: The mortgage rate monster
The average 30-year fixed mortgage rate reached 18.63%. Yes, eighteen. That number deserves its own jump scare. Of course, home prices and incomes were different then, so rates alone don’t tell the whole affordability story.

💀 2007–2010: The housing bubble’s haunting aftermath
Risky mortgage lending, falling home values, and mounting foreclosures helped fuel a financial crisis. For many families, this remains the housing nightmare they remember most clearly.

🔮 What do these ghosts teach us?
Every market has its own challenges. History gives us perspective, but it doesn’t hand us a script for what happens next.

That’s why I want my buyers and sellers looking beyond the scary headlines. What can you comfortably afford? What is happening in your specific South Jersey neighborhood? Does moving support your plans?

Just Sold in Galloway! 🏡🎉

Sometimes, a chance meeting in a parking lot turns into the start of a whole new chapter!

I’ve known these wonderful clients for years, and that unexpected run-in quickly became a strategy session about selling their townhouse and upsizing to a larger home. Now, here we are celebrating their closing! ❤️

Repeat clients will always be my favorite kind. There’s something so special about being invited back to help with another milestone, and that continued trust means so much.
