Sellers ask me this constantly, so let’s settle it. Here is what I would never spend money on before listing my home in the Shenandoah Valley. 👇
A full kitchen remodel, buyers rarely pay you back dollar for dollar, and your taste may not be theirs.
Trendy finishes, what is popular right now will not be popular by the time you close.
Major landscaping overhauls, clean and tidy beats expensive and elaborate every time.
New flooring throughout, unless it is genuinely damaged, a deep clean usually does more for less.
What I would spend money on instead, decluttering, a fresh coat of neutral paint, and fixing the small stuff buyers notice first.
