Every time I'm in McKinney for an inspection and I've got a few minutes, I'm at Hutchins. Get the Texas Tw***ie. Bacon wrapped jalapeno, stuffed with brisket and cheese. It is a full meal by itself and it might be the best reason to have a closing in McKinney.

Right now you've got more room to negotiate in Dallas than you've had in a while. But all the room in the world doesn't mean anything if you don't have a plan.

Sellers around here are getting about 95% of where they started. So there is room. But before we go look at any homes, you need to write down two things. What's your walk-away price, and what do you want in concessions? Those concessions could be used for things like closing costs, repairs, or even a rate buydown. Then look hardest at homes that have already been sitting on the market for a while.

Now you know your worst case and your ask before you ever see a kitchen. So what are you going to ask for first? Let me know in the comments.

People ask why they wake up congested even though their house is clean. A lot of the time it is outdoor mold, not indoor, drifting in through open windows and screens. Around here there is a specific reason for it. A cheese factory south of town vents its air late at night while everyone is asleep, and you feel it the next morning.

This is the kind of local detail you only learn from people who are in houses every single day.

Day after I surprised my wife with a new Yukon, the boys found a white rock in the garden and turned the driver's door into an art project. She looked at it, walked them inside, and shut the door. I let her have that moment. Some battles aren't worth fighting the same day.

There's one page you can hand an appraiser that could save your deal. It takes twenty minutes.

Appraisals are getting more detailed, and the visits can take longer. So make it easy for them. One page. Year the roof went on. The HVAC. Any updates and about when you did them. Anything you pulled a permit for. An appraiser can't count what they don't know about.

Then the worst case is handled before it happens. So what's the best upgrade you've done to your house? Tell me in the comments.

Cute remodeled house in McKinney, closing was set for the next day. The listing said newly insulated plumbing. We got under the house for inspection and the insulation stopped exactly as far as an arm could reach. It was there for the photos, not for the pipes.

This is the entire argument for a real inspection instead of trusting the listing description.

Woke up to a new masterpiece on the wall again. This time my daughter carved her name straight into the bathroom drywall. Margo. Except she still writes her G backwards, so it reads like some kind of leprechaun language. I cut the drywall out and I'm half tempted to get it tattooed on me.

This is the actual job of being a parent and I wouldn't trade it.

Send this to the parent who found new art on their wall this week too.

Before I ever write a VA offer, I call the listing agent. Every time.

An offer can look great on paper and still miss what the seller actually needs. Maybe they want a fast close. Maybe price matters more than anything else. I find that out first, then I structure the offer around it, VA financing and all.

A lot of offers get tossed just because the agent sees "VA" and assumes it is a headache. That call is how you stop that before it happens.

If you know a veteran about to make an offer, send them this.

A VA loan can get you to zero down, but zero down does not mean zero cash out of pocket. You still want reserves set aside, somewhere around 5 to 10 percent of what you can actually afford, for the costs that show up along the way.

Once that is covered, here is the real signal: if your rent is more than what your mortgage would be, that is worth a serious look.

You do not have to feel fully ready to start. Get a plan together before your lease ends, not after.

If you know a veteran still renting and wondering, send them this.

Listing agents can tell the difference between pre-qualified and fully underwritten, and it changes how they read your offer.

Pre-qualified means someone looked at what you told them. Fully underwritten means the file has actually gone through and been approved, before you even have an address. That is the version that makes a seller comfortable saying yes to a VA offer.

Ask your lender where your file actually stands before you start writing offers.

If you know a veteran getting ready to buy, send them this.
