Current market rates don’t tell the whole story.

Right now, sellers and new construction builders are offering serious incentives to get deals done.

Think:

💰 Seller credits
📉 Rate buydowns
🏡 Closing cost assistance
🔨 Builder incentives

So while the headline rate may be 7%+, the rate you actually pay could look very different when the right incentives are negotiated into the deal.

The question isn’t simply, “What’s the rate?”

It’s “What can we negotiate around the rate?”

That’s where the opportunity is in today’s Dallas-Fort Worth market.

Don’t just watch the market. Know how to work it.

DM me “RATE” and let’s look at what incentives are available for the type of home you’re considering.

Rates are over 7%.

So who’s still buying in Dallas Fort Worth?

The strategic buyers.

The relocators.
The move up buyers.
The new construction buyers.
The investors.
The buyers who want more home for their money.
The ones looking for builder incentives, seller concessions, rate buydowns and room to negotiate.

Because buying in DFW isn’t always about waiting for the perfect rate.

It’s about knowing where the opportunity is, how to structure the deal, and what to negotiate.

Rates can change.
The right property, location and purchase terms are what you can act on today.

Thinking about buying, relocating to DFW, or investing in North Texas?

Let’s talk strategy before you start touring.

One of the biggest mistakes people make when relocating to Dallas? Treating their first visit like an episode of House Hunters.

They fly in for the weekend, tour 10 homes, and leave without understanding the neighborhoods they’re considering.

Here’s the problem: You can find the right house in the wrong part of DFW.

Plano, Frisco, Lake Highlands, Richardson and McKinney all offer different lifestyles.

If you’re planning a scouting trip, here’s how I’d spend that first weekend:

Explore the neighborhoods, not just the listings. Look beyond the house and pay attention to the streets, surrounding homes and community.

Do the boring stuff. Test your commute, find the grocery stores and check how far you’ll be from work, schools and everyday essentials.

Experience a normal day. Grab coffee, try a local restaurant and explore nearby parks. Can you actually picture your life there?

Don’t confuse a beautiful house with the right location. The excitement of a showing fades. Your commute and daily routine don’t.

As a DFW Realtor®, I help buyers look beyond the listing to find communities that align with their lifestyle, budget and long-term plans.

Waiting for mortgage rates to drop? You’re not the only one. 👀

But here’s what many buyers overlook:

When rates become more favorable, more buyers may step back into the market. That can mean:

🏡 More competition
📈 More pressure on home prices
💰 Stronger seller positioning
⚡ Multiple offers on desirable homes

A future rate change may give you an opportunity to refinance. But you can’t go back and purchase today’s home at today’s price once the market moves.

The goal isn’t to chase the lowest rate.

It’s to make a move that makes sense for your timeline, finances and long term goals.

The right strategy can matter more than perfect timing.

Comment PLAN and let’s compare what buying now versus waiting could look like for you.

Your homeownership era deserves a strategy. ✨

Which 2 are you picking❓ 👀

One of the biggest mistakes buyers make is assuming the only thing they can negotiate is the price.

It’s not.

Depending on the property, seller, and market, there may be several ways to structure a stronger deal:

🏡 Closing costs — Ask the seller to contribute toward your upfront expenses.

💰 Rate buydowns — Seller concessions could help reduce your interest rate and monthly payment.

🔧 Repairs — Inspection findings can create an opportunity to negotiate repairs or credits.

🧺 Appliances — Refrigerator, washer, dryer, or other items may be included as part of the deal.

🛡️ Home warranty — You can negotiate for the seller to cover a warranty for the first year.

📋 Survey costs — Depending on the transaction, you may be able to negotiate who covers the cost.

📅 Closing date — The right closing timeline can make the transition much easier.

🏘️ Certain fees — Some transaction or HOA-related costs may be negotiable.

And yes, the purchase price itself.

Here’s the part I want buyers to remember:

The best deal isn’t necessarily the home with the lowest price.

It’s the home with the strongest overall terms.

Knowing what to ask for, when to ask for it, and how to structure the offer can potentially save you thousands and make the purchase work better for your finances.

That’s where having the right representation matters. ✨

New homeowners, spend your money where it counts.

5 things worth the investment:

1. Pest control
2. A cleaning service
3. An extra refrigerator
4. Lawn care
5. A wet mop vacuum combo

And don’t skip the emergency fund. Your house will have other plans for your paycheck.

Save this for your first set of keys.

Getting the keys is exciting. Knowing what to do after closing? That’s the part more buyers need to hear about.

There are a few things I want every homeowner to know once the paperwork is signed and the celebrations are over.

• Be mindful of what arrives in your mailbox. Some companies send official-looking letters offering deed copies for a fee. Before paying, check with your county. You may be able to obtain one directly for much less.

• File your homestead exemption. If your home qualifies, this can help lower your property tax burden in Texas. Don’t assume it was taken care of during closing.

• Keep your closing documents. Your paperwork matters beyond the day you sign. Store it somewhere safe for future tax, refinancing and resale needs.

• Save receipts for major upgrades. New roof, renovated kitchen, upgraded HVAC? Keep those records. Qualifying improvements may affect your tax position when you eventually sell.

• Pay attention to your escrow. Property taxes and insurance costs can change, which may affect your monthly mortgage payment. Understand what your payment includes and review your annual escrow analysis.

• Locate your water shutoff and electrical panel. This is one of those things you hope you never need in a hurry, but you’ll be glad you know where they are.

• Change or rekey the locks. You never know how many copies of the old keys are still out there.

Homeownership is more than finding the right house and getting to the closing table. It’s knowing how to protect what you’ve worked for.

The goal isn’t just to get you the keys. It’s to help you feel confident about what comes next.

Save this for your first week in your new home.

One Instagram DM turned into a $35,000 win for my client.

An out-of-state buyer reached out to me through Instagram about new construction. They were planning a trip to DFW to get a feel for the area, so we started touring communities together.

A few weekends of exploring, comparing options, and having the right conversations with builders later, they found the one.

And when it was time to negotiate?

We secured $35,000 in builder concessions toward closing costs.

That’s why having representation on new construction matters.

Builder incentives.
Closing cost concessions.
Rate incentives.
Upgrade opportunities.
Terms you may not know to ask for.

The builder has a representative looking out for their side. You deserve someone looking out for yours.

Thinking about new construction in DFW? Comment NEW and I’ll send you the current incentives worth knowing about.

Imagine getting the keys to your new home before the holidays and not having your first mortgage payment until 2027.

Sounds too good to be true? It can actually happen depending on your closing date.

Mortgage payments are typically paid in arrears, meaning your first payment covers the month after you close. So, with the right timing, you could move into your new home, enjoy the holidays, and have some breathing room before that first payment comes due.

That could be a pretty nice way to start the new year.

If buying a home before the end of 2026 has been on your mind, let’s talk about your options and build a plan around your timeline.

DM me “HOME” and let’s get started.
