Looking Ahead to 2027: What Today's Texas Buyers Value in Modern Homes
As I work with buyers across Frisco, Farmers Branch, Carrollton, Garland, The Colony, and the wider Dallas–Fort Worth area, I’m noticing a clear shift in what today’s Texas homebuyers value most. Instead of focusing solely on square footage, many are seeking homes that offer smart design, energy efficiency, and integrated technology. Features like smart garage doors, covered patios, privacy fences, and walk-in closets aren’t just add-ons—they’re quickly becoming essentials for those looking for both value and everyday functionality. It’s exciting to see how these priorities are shaping the homes we’ll see in our communities by 2027.

Plano Emerges as a Home-Buying Standout
Plano has truly stepped into the spotlight for homebuyers, securing the No. 6 spot on the 2026 homebuying list with a population of 290,600. As someone who works across the Dallas–Fort Worth area, I’ve seen Plano evolve far beyond its original reputation as a bedroom community—today, it offers a vibrant lifestyle that appeals to households looking for both convenience and variety north of Dallas. The thoughtfully designed mixed-use districts mean residents can enjoy top-notch restaurants, shopping, offices, and entertainment just steps from their neighborhoods, making daily life seamless without sacrificing housing options. For families prioritizing education, Plano’s highly rated public schools are a standout reason to consider planting roots here. And with Dallas and the wider regional job market easily accessible, Plano pairs neighborhood-centric living with career flexibility—a combination that continues to draw new buyers looking for the best of both worlds.

Lake Corpus Christi home sales surge as water levels rebound from historic drought lows
It’s encouraging to see Lake Corpus Christi’s home market come alive again as water levels rise, especially after such challenging drought conditions. Listings have jumped from just 15 to over 100 properties, driving renewed interest and healthier property values. For anyone considering a move to a waterfront community—whether in Corpus Christi or right here in the Dallas–Fort Worth area—be sure to look closely at water access and historical lake levels. These details can make a real difference in long-term value and everyday enjoyment of your home. As someone who serves North Texas neighborhoods like Frisco, Garland, and The Colony, I always encourage buyers to dig into the local details that matter most for their lifestyle and investment.

Texas New Homes Are Selling Faster
It’s been a dynamic season for new homes across Texas, including right here in the Dallas–Fort Worth communities I serve. Mid-Q3 saw 5,700 new home sales statewide—a slight dip of about 7% from last month and 3% from last year. Yet, selling times are improving: average Days on Market dropped to 109 from 112 earlier in the quarter, continuing a four-month streak of faster sales. That said, homes are still lingering just a bit longer than they did a year ago.

Prices have remained steady, with the average new home holding near $424,000 and the average sales-to-list price ratio inching up to around 98%. For buyers, options are broadening: active listings climbed to 37,000 in Mid-Q3, a touch higher than earlier in the year, giving you more choices across the state. This seasonal cooling in demand underscores how important smart inventory and pricing strategies have become for both buyers and sellers. In my work throughout Frisco, Garland, and neighboring cities, I keep a close eye on these trends to help clients make confident, informed decisions in a shifting market.

Discover the Best Places to Live in Texas Right Now
With 254 counties in Texas, each community brings its own unique blend of benefits and challenges. As someone who works closely with families in areas like Frisco, Farmers Branch, Carrollton, Garland, and The Colony, I often see how important it is to weigh factors like taxes, cost of living, school quality, healthcare, safety, transportation, recreation, and even the weather when choosing a place to call home. Collin, Fort Bend, and Rockwall counties stand out as some of the best for raising families. Having guided many clients through these decisions, I know how these details shape daily life and long-term satisfaction—especially for families looking for just the right fit in the Dallas–Fort Worth area.

How Texas Real Estate Adapts to Federal Rate Changes
With the Federal Reserve raising interest rates to 3.75%, and mortgage rates now at 6.97%—the highest point since May 2025—buyers and sellers across Texas are facing new realities. In Houston, only about 40% of households can afford homes priced near $330,000, underscoring just how challenging affordability has become. As someone who lives and works in DFW communities like Frisco, Farmers Branch, Carrollton, Garland, and The Colony, I see firsthand how these shifts ripple through our local markets. Understanding what this means for your own buying or selling plans is more important than ever. My focus has always been guiding clients through these changing landscapes with a local perspective and practical insight.
