Same $650K house. Frisco vs Prosper. 🏡💸

About $141/month difference in property tax (estimate, before exemptions).
The biggest piece of your rate is the school district, and plot twist: some Frisco addresses are in Prosper ISD.

DM me "COMPARE" with any address and I'll run it for you.

🔍 CASE FILE #001: Your next home. Before you make an offer in North Dallas, check this, or your payment could be hundreds higher than you think.

1️⃣ Look up the home on the county appraisal district website and check the taxing units for MUD or PID
2️⃣ Ask for last year's tax bill: real dollars, not just the rate
3️⃣ Read the seller's MUD/PID notice: the rate and what's still owed

Then add it to your monthly payment BEFORE you fall in love with the house. 💘

DM me "CHECK" and I'll run the true monthly cost on any home you like.

All aboard! Frisco's Fourth Street Plaza is officially open 🚂

It's the last piece of the $83 million Downtown Rail District project, and it opened Oct 13 with live music and a drone show.

What's there
About 85,000 sq ft between Main and Elm Streets
A stage with a lawn for concerts and shows
Fire pits, murals and covered seating
164 new trees

The plan is weekly performances and events like live music, improv, sunrise yoga and the StrEATs food truck festival.

The full $83M project also rebuilt Main Street, upgraded Elm Street, widened sidewalks, added new water lines and a public parking garage. It took 13 years to go from idea to opening day.

Have you been yet? Comment ALL ABOARD if you're going this weekend 👇

Same builder. Same size house. Same street. So why is one tax bill higher? Two words: mud tax.

Mud stands for Municipal Utility District. When a new neighborhood is built, the developer uses it to pay for things like water, sewer, and roads. Then the homeowners pay it back, through an extra tax.

So two homes, just one street apart, can be in different districts, and pay different rates.

Here's the good news. That debt gets paid off over time. So the rate can actually go down as the neighborhood gets older.

Buying in Frisco, Prosper, Celina, or Little Elm? Always ask two questions. Is there a mud, or a P-I-D? And what's the rate?

DM me the word mud, and I'll check any home you're looking at.

Your property tax bill just showed up. Here's how to read it in thirty seconds.

At the top, you'll see your appraised value and your taxable value. They're not the same. Exemptions, like your homestead, lower the taxable one.

Next is a list of taxing units: your city, your school district, the county, and Collin College. Each one has its own rate, per hundred dollars of value.

Here's the one people miss. If you see a line that says mud, or PID, that's an extra district for your neighborhood's roads, water, or amenities. It can add hundreds of dollars a year.

And the biggest line on the bill? Almost always your school district.

Not sure your exemptions are on there? DM me the word tax, and I'll go through it with you. I'm Neda, with Houses by Neda.

"We had 14% mortgages!" Okay, let's actually do the math 🧮

1984
Median new home: $79,900
Median household income: $22,400
That's 3.6 years of income

Today
Median home: $429,100
Median household income: $87,460
That's 4.9 years of income

The down payment is the real wall. 20% down in 1984 was about 71% of a year's income. Today it's about 98%.

But here's the plot twist. Boomers were right about one thing. At 13.9%, their monthly payment (about $752) ate around 40% of a typical paycheck. Today at 7.28% it's about $2,350, roughly 32%.

So both are true. Monthly payments were rougher then, and getting in the door is harder now.

Which was harder, 1984 or 2026? Comment below 👇 And tag someone who told you to just skip the coffee.

Want me to run your real numbers? Call me at (469) 960-5580.

Payment math is principal and interest only, 20% down, 30-year fixed. Not a loan offer.

Frisco kept its tax rate flat… so why did your bill go up? 📬

The City of Frisco ($0.4255) and Frisco ISD ($1.0194) rates didn't change. Your home's value did.
Same rate × higher value = higher bill.

What you can do:
✅ File your homestead exemption (Frisco offers 20%)
✅ Protest your value when notices come in the spring
✅ Check your bill for MUD or PID lines

DM me "TAX" and I'll read your bill with you.

5 stories everyone in North DFW is talking about 🔥

1. Frisco. It's official. Frisco City Council unanimously approved the Trader Joe's district on Oct 6. A 12,500 sq ft Trader Joe's plus 158 units of senior living on 9.4 acres. It will be Frisco's first Trader Joe's.

2. McKinney. The Sunset Amphitheater is about 70% built with $334M invested. It could get a temporary certificate of occupancy by April 1.

3. Celina. Early plans for the old grain silos near downtown include a brewery, food halls, shopping, event space and a hotel along Doe Branch Creek.

4. Plano. The developer at the old Collin Creek Mall site wants to move a planned hotel. A public hearing is scheduled.

5. McKinney. About 32 acres north of 380 could become townhomes and shops. P&Z said yes unanimously and city council votes later this month.
