Three things nobody wants to say out loud about the DFW housing market… but somebody has to! 👀

🎄 Mortgage rates dropping by Christmas? Hope is not a financial strategy.

🏡 Low inventory means sellers can name their price? Buyers didn't get that memo!

📊 Flat prices mean every home is doing fine? Tell that to the different price ranges experiencing very different buyer activity.

The truth? The Dallas-Fort Worth real estate market is more complicated than a yard sign and a hopeful asking price.

Whether you're buying your first home, upgrading, relocating, or preparing to sell, your price range, property, and financial situation matter.

I'm Brandon Bates, and I help DFW buyers and sellers make decisions based on data—not wishful thinking.

Comment REALITY and let's break down what the numbers mean for YOU.

Knowledge over guesswork. Strategy over speculation. Buy Without Regret.

Your house didn't lose value this month—your buyer did. 📉

Ouch, right? But here’s the math: in just five weeks, that $425k budget shriveled up to $396k. That’s $28,500 in buying power gone faster than a parking spot at Stonebriar in December. 🏎️💨

With 27.5% of DFW listings already slashing prices, you have two choices: 1️⃣ Price it like it’s still July and let your home become a Zillow screensaver. 🖼️ 2️⃣ Get tactical. 🧠

Pro tip: A $15k price cut saves a buyer $93/month. A $9k seller-sponsored rate buydown saves them nearly $500/month. Math > Hopes & Prayers.

🏠 Let’s have a little "real talk" about the North Dallas housing market this October. 🗣️

I know the headlines look scary, but a 4.1% dip in median prices isn't a red flag—it’s a window of opportunity. We’ve officially moved from the "bidding war frenzy" to a "fair negotiation market." Sellers are being realistic, and savvy buyers are stepping up. 🤝

Why am I so confident in our long-term value? Just look at the anchors: 📍 PGA Headquarters (A massive economic engine) 📍 Universal Kids Resort (A game-changer for demand and growth)

We aren’t just seeing a correction; we’re seeing a stabilization of the massive gains we’ve had. Infrastructure is being built for the next 20 years, not the next 20 minutes. 🏗️

If you’re curious how these shifts impact your specific neighborhood or portfolio, let’s chat. Drop a comment or send me a message for the full report! 📩

🚨 **Facing foreclosure in Texas? Don’t wait until the auction date to start making moves.**

If your home has an **auction date**, that is one calendar invite you definitely cannot hit “Decline” on. 😬

And putting a **FOR SALE** sign in the yard?

That is NOT a magic pause button.

I’m Brandon Bates, a DFW Realtor, and if you’re searching **“What can I do if my house is in foreclosure?”** or **“Can I sell my house before foreclosure?”**, here are **5 things you need to know.**

** #1 — Know your deadline.**
Find the foreclosure notice, identify the scheduled sale date, and work backward. Time matters.

** #2 — Know your numbers.**
What is your home worth?
What do you owe?
What would you potentially net after selling costs?

A real **net sheet** is a lot better than a mystery cash offer sliding into your DMs.

** #3 — Understand ALL your options.**
Selling may be one option—but it shouldn't automatically be the ONLY option you're considering. Depending on your situation, there may be other paths worth discussing with the appropriate professionals.

** #4 — If selling makes sense, build the plan around the deadline.**
Price. Buyer. Title. Closing. Timeline.

Because here's something people sometimes learn the hard way:

**A signed contract does NOT automatically mean the foreclosure sale is canceled.**

** #5 — Verify everything.**
With your authorization, your real estate professional can coordinate with the appropriate parties and help verify the status of the foreclosure process and any postponement or cancellation **in writing**.

No magic wand.
No guaranteed outcome.
No “trust me, bro.” 😂

Just a serious plan based on the actual timeline and numbers.

If you're in **DFW and facing foreclosure**, watch the full video for the deeper breakdown of these five steps.

And remember: **the sooner you understand your options, the more options you may have.**

“Brandon, is it a buyer’s market or a seller’s market in DFW?”

Yes. 😂

Well…sort of.

The DFW market is giving buyers more negotiating room while still rewarding sellers who price strategically.

With about **4.4 months of inventory** and homes taking around **90 days to sell**, this isn't the “name your price and somebody will buy it” market—and it isn't the “buyers are stealing houses” market either.

The real answer?

**Your city, neighborhood, price point and property condition matter.**

Buying or selling this fall? Comment **DFW** or DM me for this week’s DFW market report—free, no strings attached.

Because real estate strategy beats real estate guessing. 🏠

Now for something completely different!!!

Quick DFW market update — 90 seconds, no fluff. 📈

The Fed meets tomorrow. Mortgage rates already moved (they always do — the bond market doesn't wait for Powell). And here's what most people are missing:

✅ DFW is officially a buyer's market — sellers make up 57%
✅ 5.85 months of inventory (balanced tips toward buyers past 6)
✅ 27.5% of DFW listings had a price cut in August vs 20.4% nationally
✅ National avg: Conventional 7%, FHA/VA ~6.875%

👉 But 99% of my buyers are getting seller credit to permanently buy down the rate. That's the play right now.

Comment "RATE" and I'll send you my buydown calculator. I'll post the Fed decision Wednesday. 🎤
