Here's how the Collin County single-family market closed out September:

💰 Median price: $447,000 (down 1% from last September)
🏠 Closed sales: 1,280 (down 10% year over year)
⏳ Days on market: 65 on average
📦 Months of inventory: 4.4
📈 Average price: $521,959 (flat vs. last September)
🗺️ Market share: 18.9% of all DFW single-family sales

What it means: prices are holding steady, but fewer homes are selling and they're sitting longer. That's a more balanced market, and buyers have more time to look and more room to negotiate. Sellers who price right and present well are still getting it done.

Home values rose. The tax base grew. Now the tax rate is going up too.

For the first time in 33 years, Collin County has approved a higher county property-tax rate for FY2027:

• Rate increasing from approximately $0.149 to $0.151 per $100
• $16.3 million in additional property-tax revenue expected
• Estimated county portion for the median homestead: $744.98
• Approximately $62.88 above the previous budget’s average homeowner figure

“It’s only $63” misses the point.

That is only the county portion of a homeowner’s tax bill. It does not include the city, school district, Collin College or any applicable MUD/PID taxes.

Home values and the taxable base have increased dramatically over the past five years. The county has already benefited from millions in additional revenue through that growth. Before increasing the rate, taxpayers deserved a serious and transparent effort to control spending.

Commissioners approved the budget and tax rate 4–1. County Judge Chris Hill cast the lone opposing vote after proposing departmental spending reductions and forgoing employee raises. Supporters argued that departments are already operating lean and raises are necessary for recruitment and retention.

I understand that costs increase. Families and businesses face those same pressures—and they are still expected to prioritize spending and live within their means.

In my opinion, this is egregious financial mismanagement.

For buyers, this is also an important reminder: the purchase price is only the beginning. The complete property-tax burden can significantly change a home’s monthly cost and long-term affordability.

🏘️ More Choice: Active listings are UP by 14.7%! With 4,801 homes on the market, buyers finally have the variety they’ve been waiting for. 🗝️🛋️
⏳ Patience is Key: The total “Days on Market” has climbed to 113 days. Things are moving a little slower than last year, giving everyone more time to breathe and make the right decision. 🐢💨
📦 Inventory Check: We are sitting at 3.3 months of inventory. We are slowly moving toward a more balanced market, which is great news for long-term stability! ⚖️📈
