Noticed more For Sale signs around town lately? You're not imagining it. 🏡

Realtor.com says active listings nationwide are up 5.4% from last year (Richmond is up 21.3%!), but Redfin data shows a record 14.5% of deals fell through in September as buyers wrestle with ~7.24% mortgage rates.

Here in the Fredericksburg region, prices are still holding (median $473,500 in September), but homes are taking a bit longer to sell and buyers have more room to negotiate.

I broke down what this means for buyers and sellers, plus simple ways to keep your contract on track:

Big news in the housing market today: for the first time in more than three years, the typical U.S. home sold for a little less than it did a year earlier. 🏡

Redfin reported a median sale price of $389,601, down 0.1% from last year, while pending sales hit a record low. Freddie Mac also said the average 30-year mortgage rate dipped to 7.24%, the lowest this month.

What does that mean around Fredericksburg? Buyers may have more room to negotiate, and sellers need to price smart from day one. Prices are flat nationally, not crashing, and most metro areas are still up over the past year.

Mortgage rates today: a small uptick after the Fed

According to Mortgage News Daily's index for Wednesday, October 28, 2026, the average 30-year fixed rate is 7.35%, up 0.02 from the prior business day but down 0.05 from a week ago. The 15-year fixed is 7.00% (down 0.01), the 30-year FHA is 6.99% (up 0.01), and the 30-year VA is 7.00% (up 0.01).

Freddie Mac's most recent weekly survey (October 22) put the 30-year fixed at 7.32%, down from 7.40% the week before, with the 15-year at 6.68%, down from 6.71%. Its next survey is due out later today.

What it means locally: rates barely moved around the Federal Reserve's meeting, so Fredericksburg-area buyers are still looking at roughly the same monthly payments as last week, and a little lower than a month ago. If you've been waiting for stability before shopping, this is it, and getting pre-approved now lets you move quickly on the right home.

Are adjustable-rate mortgages making a comeback? 🏡

ARMs made up 11.3% of mortgage applications last week, the highest share in more than a year, according to the Mortgage Bankers Association. With the average 5/1 ARM at 6.41% versus 7.37% for a 30-year fixed in the MBA survey, more buyers are looking for a lower starting payment.

An ARM can be a smart fit if you expect to move in a few years, like many military families near Quantico and Dahlgren. But the rate can rise after the fixed period, so it's important to know your caps and your worst-case payment.

In our new article, I break down how ARMs work, the questions to ask any lender, and what this trend means for Fredericksburg-area buyers, sellers, and homeowners.

Mortgage rates today: steady ahead of the Fed

According to Mortgage News Daily's index for Tuesday, October 27, 2026, the average 30-year fixed rate is 7.33%, unchanged from the prior business day. The 15-year fixed is 7.01% (up 0.02), the 30-year FHA is 6.98%, and the 30-year VA is 6.99%.

Freddie Mac's weekly survey (October 22) put the 30-year fixed at 7.32%, down from 7.40% the week before, with the 15-year at 6.68%, down from 6.71%.

What it means locally: rates have held steady for several days, which gives Fredericksburg-area buyers a predictable picture for budgeting monthly payments. The Federal Reserve announces its rate decision this afternoon, and its statement can move mortgage rates either way, so being pre-approved now helps you act quickly.

Two big home price reports came out this morning, and the takeaway is simple: prices are still rising, just slowly. 🏡

Case-Shiller says national home prices were up 2.1% year over year in August, and FHFA's index was up 2.4%. With inflation at 3.4%, home values have actually fallen in "real" terms for 15 straight months.

Here at home, it's a similar story. The Fredericksburg-area median price rose 2% to $473,500 in September, and active listings jumped double digits in Stafford, Spotsylvania, and the city. That means more choices for buyers and a bigger premium on smart pricing for sellers.

I broke it all down county by county, plus what it means for buyers, sellers, and homeowners. 👇

Mortgage rates today: holding steady

According to Mortgage News Daily's index for Monday, October 26, 2026, the average 30-year fixed rate is 7.33%, unchanged from the prior business day. The 15-year fixed is 6.99% (up 0.01), the 30-year FHA is 6.96%, and the 30-year VA is 6.98%.

Freddie Mac's weekly survey (October 22) put the 30-year fixed at 7.32%, down from 7.40% the week before, with the 15-year at 6.68%, down from 6.71%.

What it means locally: rates are sitting just above their lowest levels in more than a month, so Fredericksburg-area buyers have a little more breathing room on monthly payments. With the Federal Reserve meeting this week, it's a good time to get pre-approved and be ready to move if rates dip.

The housing market just hit a record low for signed contracts. 🏡

Pending home sales fell 7.3% in September, the lowest level since NAR started tracking in 2001, as mortgage rates pushed above 7%. At the same time, 43% of home builders cut prices in October and 65% are offering incentives.

So what does that mean around Fredericksburg, Stafford, and Spotsylvania?

👉 Buyers may have more room to negotiate, and new construction may come with rate buydowns or closing cost help.
👉 Sellers need to price it right from day one and stand out against builder deals.
👉 Prices are still up slightly year over year, so your equity is likely still solid.
