Some investments grow in value. Others grow in meaning.

This video is from 2020, when our four-year-old son was fishing with his grandfather on our family ranch. Listening to his grandfather coach him through the catch is a reminder of something we’ve always believed about land ownership.

A Texas ranch can be a sound financial investment. But its value can also be found in the memories made, the lessons learned, and the traditions passed down through generations.

The best ranch acquisitions consider both.

Chris explores this distinction in the first article of our new series, Significant Land as a Family Asset.

Is a ranch an investment, a legacy asset, or both?

An entire block. Two blocks from Main Street. One extraordinary opportunity.

In the heart of Fredericksburg, Texas, opportunities like this are exceptionally hard to find.

Introducing Die Abendglocken (The Evening Bells) — a rare commercial real estate investment opportunity offering 2.576 acres under single ownership, just 0.2 miles from Fredericksburg’s historic Main Street.

With C-2 commercial zoning, multiple street frontages, city utilities, existing commercial activity, and open acreage for future development, this property offers something increasingly difficult to find in downtown Fredericksburg: room for a larger vision.

Baron’s Creek winds through the property, adding another distinctive element to an already remarkable location.

For developers, investors, and those looking to establish a lasting presence in the Texas Hill Country, this is a property worth a closer look.

Comment “BELLS” for more information about this unique Fredericksburg commercial property.

What can you do to add value to your ranch? Start at the perimeter.

A good, solid perimeter fence is one of the most practical improvements you can make—whether that means traditional wire, net fencing, horse fencing, or high fence. The right fence helps define, protect, and improve the usability of your property while adding lasting value.

Chris breaks down a few of the options and what to consider when choosing the right fencing for your ranch.

In a recent post, I discussed how functional acreage — not just total acreage — materially affects the defensibility and liquidity of large Hill Country ranch assets. The next foundational variable in that evaluation is water reliability.

When most people look at a ranch listing in the Texas Hill Country, they start with one number:

Total acreage.

“312 acres.”
“275 acres.”
“Over 200 acres.”

But here’s the reality — not all acres are equal.

In the Hill Country, terrain matters. Limestone matters. Accessibility matters. Usability matters.

I’ve seen 300-acre ranches that function more like 175 once you factor in steep slopes, shallow soils, and inaccessible terrain. I’ve also seen smaller tracts that feel far larger because they’re balanced, usable, and well laid out.

If you’re evaluating a larger ranch — whether for lifestyle, legacy, or investment — understanding functional acreage can protect you from expensive surprises.

I wrote a short piece breaking down how experienced buyers evaluate usability on ranches over 200 acres.

If this is something you’re considering, or you just enjoy thinking through land the right way, you may find it helpful.

When a large Hill Country ranch becomes part of an estate, trust, or family office portfolio, conversations often begin with acreage. “It's 312 acres.

Buying a Family Home? Here Are 5 Things Most Buyers Miss (That Matter Long-Term)

Floor plan flow for real daily life (not just entertaining)

Bedroom separation and privacy for parents and kids

Outdoor usability vs. just “yard size”

Proximity to schools, activities, and daily errands

Construction quality and upgrades that reduce future expenses

We walk clients through these exact criteria at properties like 108 Parlin Ln in Fredericksburg and 383 Elm Pass 2 in Center Point so they buy with confidence, not emotion.
