Some of the most repeated advice in real estate sounds smart.
It's also why a lot of really good agents are stuck at 20 deals, answering texts at 9pm and missing dinner.

I've heard every one of these from coaches, brokers, and well-meaning friends in the business. I've even believed a few of them myself.

Here's what I'd tell you instead:
01 → You don't need more leads. You need to answer the ones you already have.

02 → Predictable beats available.

03 → "Later" doesn't show up on its own.

04 → Help without a process makes you busier.

05 → 40 deals on a 20-deal system is just more chaos.
None of this means work less hard. It means build a business that doesn't need you holding every piece of it together.

So, which one hit closest? Drop the number below. I read every comment. šŸ‘‡
And if you're mapping out 2027 right now, save this one for later.

There was a time when I thought a busier market meant a better business.

More sales. More opportunities. More growth.

But here's what I've learned: You can be busy closing deals and still feel like your business is running you.

If every lead needs your attention, every follow-up depends on you remembering, and every problem lands on your desk, what happens when you want to take a day off?

Your business shouldn't depend on you being available every minute of every day.

That's why I believe growth isn't just about doing more. It's about building better systems, creating consistency, and making intentional decisions about where your time goes.

You don't have to change everything overnight.

Start with one thing.

One process to improve. One habit to build. One action you can commit to and actually implement before next week.

Because knowing what to do doesn't change your business. Putting it into action does.

So here's my question for you:

What's ONE action you're going to commit to between this week and next week that you're going to implement in your business?

Drop it in the comments. Let's turn good intentions into real progress.

Your home deserves more than a listing and a few photos.
Selling a home takes a thoughtful strategy, from pricing and presentation to marketing that helps the right buyers understand what makes your property special.
A listing going live is just the beginning.

Before you put your home on the market, think about the story you're telling, the audience you're trying to reach, and how you'll make your property stand out.

Most agents I talk to don't need to work harder.
They're already working harder than almost anyone they know.

The problem shows up when things get busy. A new lead comes in, and you call. A deal hits a snag, and you fix it. Marketing slips, and you're up late catching up.
It works. Until it doesn't.

Because every time the business grows, it takes more of you with it.
That's not an effort problem. It's a systems problem.

One question worth sitting with this week: where does your business wait on you?
The follow-up that only happens when you remember. The file that stalls until you answer. The team that can't move without your sign-off.

Each one is a place a system could carry the load instead of you.
The goal isn't to disappear from your business. It's to stop being required for everything.

A team can be exactly what you need at one stage of your career—and the wrong economic model at another.

If your sphere, referrals and past clients are now generating a significant percentage of your business, it’s worth asking what you’re actually receiving in exchange for the portion you’re giving up.

More transactions aren’t always the answer. Sometimes the model needs to change.

If you’re producing 12–25 deals a year and curious what your current business would look like under a different model, DM me ā€œOAK.ā€

Big changes are coming to residential appraisals—and sellers who aren’t prepared could leave thousands of dollars on the table.

Starting November 2, appraisers will document renovations, condition, materials, deficiencies, and individual property features in far greater detail.

The good news? Sellers who made smart improvements may finally have a better opportunity to receive credit for them—but simply saying, ā€œWe updated the house,ā€ won’t be enough.

Your agent should be prepared with:

Renovation dates and costs
Invoices and permits
Before-and-after photos
A detailed improvement list
Strong, relevant comparable sales
The new appraisal process isn’t bad for sellers.

It’s bad for sellers—and agents—who aren’t prepared.

DM me, and I’ll show you how we prepare your home before the appraiser ever walks through the door.

Bedrooms, bathrooms, and granite aren’t enough.

Data-center concerns are influencing
some Northern Virginia housing decisions.

Some buyers are checking development

There’s no evidence of a broad market decline.

Asking prices have declined
for 32 straight weeks.

Active inventory just reached
its highest level since December 2019.

Yet homes are moving slightly faster

This isn’t a dead market.

It’s a market punishing bad expectations.

Price honestly.
Set adjustment checkpoints.
Communicate every week.
