Local market check-in for July 2026:

Inventory is up SIGNIFICANTLY across Beltsville, Laurel, Silver Spring, and Burtonsville compared to last year — MORE options are hitting the market, which is great news for buyers who've felt priced out.

For sellers in this market, prices are still holding strong in most areas. Burtonsville is up over 34%, Beltsville is up 11%, while Laurel has softened slightly and homes are moving faster there.

Right now, there are more choices for buyers, but well-priced homes are still selling — timing and pricing strategy matter more than ever.
