Being a landlord and a real estate agent teaches you something most people never realize until they own property… having the right professionals in your corner matters.

From draining the pool, finding the right liner company, moving the filter system, and coordinating timelines, projects like this teach you who’s reliable, who communicates, and who actually gets the job done right.

That experience helps not only with our own properties, but also when guiding clients, helping tenants, budgeting repairs, estimating timelines, and solving problems before they become bigger ones.

Homeownership and rental ownership aren’t just about owning property, they’re about building the right team around you. My wife and I take that seriously with every property we self manage. 🏡 .realestate

Meet the true head of operations 🐾

While I was busy selling homes, she was busy upgrading hers… without permits, approvals, or any regard for budget.

New condo, same attitude: bossy, demanding, and fully convinced she pays the mortgage.

Honestly, I just work here. She runs the place.

Thinking of upgrading your own space? I know a thing or two… but fair warning, she has final say.

⚠️ Massachusetts landlords — how could rent control impact your property’s value over time?

In this video I explain how limiting rent increases can affect long-term multifamily owners, especially those who have kept rents low or rely on flexibility to handle major expenses.

Owning rental property comes with real costs — taxes, insurance, labor, utilities, and unexpected repairs like roofs, boilers, or electrical upgrades. When those costs keep rising but income is capped, it becomes harder to adjust and plan for the long term.

If you own rentals in MA and want to talk strategy, send me a message.

For people who want housing prices to come down, the intention is understandable. But it’s important to recognize that most landlords in Massachusetts are small, local owners taking on real financial risk to provide housing.

When income is restricted while costs continue to rise, it can affect property values, reinvestment, and the overall willingness to own and operate rental housing.

The long-term solution is to make it easier to build and maintain housing, not create policies that may discourage it.

Massachusetts doesn’t need less housing.
It needs more housing.

⚠️ Massachusetts landlords — what happens if rent control moves forward?

In this video I explain how this could impact not just landlords, but the broader housing ecosystem.

A large share of rental housing in Massachusetts is owned by small, everyday “mom and pop” landlords, not large corporations. When costs rise but rent increases are limited, many owners are forced to prioritize basic repairs over full improvements or upgrades.

For people who support rent control because they want to help renters, the intention is understandable. But there can be broader ripple effects.

When fewer upgrades happen, it doesn’t just affect the property — it impacts the people who rely on that work, like painters, flooring installers, siding crews, and other local trades. Over time, that slowdown can affect the local economy and the overall quality of housing.

Most landlords are simply trying to maintain their properties and provide good housing, but added pressure can make that more difficult.

⚠️ Massachusetts — what’s driving the push for rent control right now?

It’s understandable.

From the outside, landlords can look like the problem.
But a lot has changed the last few years:

📉 Inflation has reduced purchasing power
💸 Money supply expansion + higher interest rates
🌊 A wave of costs hitting housing all at once

That combination disrupted both rents and home prices.

Now the response is to try to “fix it” with rent control.

But here’s the concern:

📉 It discourages new investment
🏗 It slows new construction
🔧 It reduces renovations and upgrades

And when that happens…

🏠 Fewer rentals get created
➡️ More units get converted to condos
📉 Less supply for renters

So who gets hit?

👉 Renters who can’t afford to buy
👉 People not ready for ownership
👉 Tenants competing for fewer, older units

The real solution isn’t restricting housing.

It’s creating more of it.

⚠️ Massachusetts — the people who get hit the hardest aren’t who you think.
It’s not the big corporations.
It’s the mom-and-pop landlords.
The ones with 1–4 units.
The ones who kept rents fair for good tenants.
The ones reinvesting back into their properties.
And now the rules are changing.

🔧 Harder to justify renovations
🏠 Harder to keep improving units
Meanwhile, large operators with deeper pockets?
They’re the ones who can absorb it.
So it ends up doing the opposite of what people think.
👉 It pressures small owners
👉 It slows down improvements
👉 It reduces housing investment
And when that happens…
📉 Less inventory
📉 Less upgrades
📉 Less housing being created
The real solution?
🏗 More housing supply
📜 Less restrictive building barriers
Massachusetts doesn’t need to punish small landlords.
It needs more inventory.
