According to the Greater Fort Worth Association of Realtors, Tarrant County home prices fell 1.4% year over year to $345,000 in the third quarter. Active listings fell 4.1%, tightening inventory, while closed sales fell 5.1%, reflecting slower sales activity. Months of inventory in Q3 decreased from 3.8 to 3.6 months, tilting the scales toward a seller’s market. The September year-over-year stats showed the median home price unchanged at $345,000.

Recent headlines of 7% mortgage interest rates don't tell the full story. Yes, rates are higher and the market is slower. Average sales prices are falling in most markets and homes are staying on the market longer.

However, the good news is sellers still need to sell their homes! The inventory of available homes hasn't dramatically decreased, creating competition between available homes for sale. I've recently seen sellers take steep discounts or offer incentives to help buyers pay down their interest rate at closing.
