A huge congratulations to my past clients, friends, and an amazing active-duty Army family on closing on their new home last week! 🇺🇸❤️

This was definitely an interesting transaction—to say the least! 😅 But in the end, we got to the closing table with some BIG wins:

✨ The home appraised for OVER $30,000 MORE than the purchase price!
✨ I was able to negotiate ALL of their closing costs!
✨ They walked into a home with some serious built-in value from day one!

Does the house need a little TLC? Absolutely—but we knew that going in. They saw the potential, understood the opportunity, and got a fantastic deal. I cannot wait to see what this home looks like once they put their own personal touch on it! 🔨🪴🏠

What impresses me even more is the bigger picture.

🔥 LIKE A PHOENIX FROM THE ASHES! 🔥

This one means a little more to me than just another home going under contract.

Over 14 years ago, this guy and I deployed together. He’s one of my closest friends, a brother, and someone I’ve had the privilege of watching fight through some pretty tough chapters in life.

About a year and a half ago, he packed up, moved to Texas, and moved in with me and my family with one goal: start over and build a better life.

And man… look at him now.

✅ Great new job
✅ Earned his 100% VA disability rating
✅ Built an entirely new life here in Texas
✅ Found an amazing girlfriend — who I may or may not have introduced him to 😏😂

And this isn't just any house. This place has an incredible backyard oasis with a custom pool, spa, and outdoor kitchen — basically everything you need to officially start living the good life. 🍻🔥🏊‍♂️

Life has thrown this dude a few lumps along the way, but he kept getting back up. Like a phoenix rising from the ashes, he rebuilt his life, kept pushing forward, and now he's getting to enjoy the fruits of all that hard work.

I'm incredibly proud of you, brother.
