The paving season is almost over. But that does not mean you should put your paving plans on hold. This happens every year. Property managers watch their lots get beat up all winter, wait until March, and then start calling contractors. Everyone else does the same. The best crews are already booked, the early spring slots are gone, and a project that could have started in April ends up starting in June. A project that could have started in April ends up starting in June.
Managers who avoid that headache plan during the off-season.
That’s why planning works better. You have time to get the scope right. Deciding if your lot needs patching, resurfacing, or a full rebuild takes a real evaluation, not a rushed estimate between jobs.
You have time to budget. Getting a real number before year-end lets you include it in next year’s budget. If you wait until March, the same project becomes an emergency expense.
You have time to plan around your operations. Big paving projects affect parking, tenant access, and deliveries. You can have this conversation early. Trying to fix it during the project causes problems.
You get the early slots. Contractors set their spring schedules in the winter. If you are ready, you get to the front of the line.
One more thing. Pay attention this winter.
Watch where water pools after a thaw. Notice which areas break down fastest. See where ice sticks around the longest and where your plow crew struggles. This information is valuable in spring, and you can only spot it when it is cold.
The paving season is wrapping up, but the planning is just getting started.
