“Date the rate and marry the house.”
Sounds cute until you realize it’s usually just a slow-market sales pitch from people who need the deal more than you need the house.

Here’s the actual process, not the slogan.
You only “date the rate” if you can comfortably afford the payment at today’s interest rate for the next several years. Not “I can make it work if everything goes perfect.” Not “I’ll refinance in six months.” Actual affordability; mortgage, taxes, insurance, and the utilities on the house you’re about to buy.

If rates drop later, then yes, refinance and lower the payment. That’s the whole point of the strategy. But if the current payment is already a stretch, do not buy. Weak marketing doesn’t make a payment affordable. In many cases when rates drop fast, it usually means the economy is weak and people are losing jobs. Your rate might fall, but so might your income. That’s not a free lunch.

I’m a builder. I want to sell homes. I build them to last and I want people in them. But I want you to afford the payment and the electric bill, the groceries, and the rest of your life. If the numbers only work because someone told you to “date the rate,” walk. I’ll still be here when the math actually works.
