Fort Lauderdale has a $615,000 single-family median for September. That tells you surprisingly little about the house you’re looking at.

Waterfront? Fixed bridges? Renovated? Original roof? Which neighborhood?

Those questions matter before we start throwing offers around.

September had 132 single-family closings and 42 median days on market. The median sale-to-final-asking-price ratio was 97.1%.

So yes, study the market. But study the right part of it. A house across town with a completely different setup isn’t suddenly your comp because the bedroom count matches.

Buyers deserve a reason behind an offer. Sellers deserve a reason behind an asking price.

Oakland Park is a good example of why I don’t price houses from headlines.

September’s single-family median was $555,000—lower than last September. But the January-through-September median was HIGHER than the same stretch last year.

Both can be true. Different houses sold.

September brought 33 closings, with 38 median days on market. The median sale-to-final-asking-price ratio was 97.7%.

For sellers, I want to see the competition and the improvements you’ve actually made. For buyers, I want to know what that “deal” costs after insurance and repairs.

Pretty photos get attention. The numbers still have to work.

Sellers: “Let’s price it high and see what happens” is a strategy. It just isn’t one I’d recommend without a very good reason.

Your asking price should have evidence behind it: comparable homes, condition, competition, and buyer feedback.

Wilton Manors sellers: the neighbor’s asking price is not a comp. It’s a wish until somebody closes.

September’s single-family sales had a $775,000 median price and 54 median days on market, across just 15 closings. The median sale-to-final-asking-price ratio was 96.2%.

There’s room for a real conversation about price. That doesn’t mean every buyer gets a steal or every seller needs to panic.

Fifteen sales is a small sample. Your roof, renovations, street, and waterfront situation tell me more about your house than a citywide headline does.

Before we pick a number, let’s look at what actually sold.
