Sometimes the right house isn’t even on the market. 🏡

My client had his eye on a home that had been pulled from the market. So I did a little digging, called the listing agent, and found out it was still available—they were just completing some significant repairs.

We put together an offer that addressed the work that still needed to be done.

The sellers were thrilled. My client got the house he wanted. And we put together an off-market deal that worked for everyone. 🔑

Sometimes real estate is simply about asking the right questions and making the phone call.

🏡 What am I actually looking at when I walk through a house with a buyer?
Sure, I notice the kitchen, the finishes, the flooring and all the things that immediately catch your eye. 👀
But I’m also looking beyond that.
🪟 How old are the windows?
🏠 What’s the condition of the roof?
🔥 How old are the furnace and AC?
💧 Any signs of moisture or drainage issues?
🔧 How has the home been maintained?
📐 And does the floor plan actually work for the way you live?
There’s a lot more to buying a home than whether you love the kitchen or can picture your furniture in the living room.
I’m not trying to make you fall in love with the property. I’m here to help you understand what you are actually buying.
That’s an important difference. 🙌
