Lynchburg, Bedford, and Amherst held steady month-over-month. Campbell sales fell 46%. Appomattox sales dropped 50% with a sold-to-list of 76%—homes listed 24% over what the market accepted.

Sorry for the lighter stretch last week. Business stayed strong, and thank you for that! This is the quick four-week snapshot of average homes sold, days on market, sold-to-list, and sold price for Lynchburg City and the surrounding counties.

Conventional loans work for a lot of first-time investors. The limits that show up are income documentation requirements, debt-to-income ratios that tighten as you scale, and a practical ceiling around 10 financed properties. Once those appear, or when a property needs work, other options are available.

Homes have appreciated 3.3% over the past year. The median home is now $314,900, but the average home for sale is sitting in the $200k bracket. In the Lynchburg region, that average listing is 26% of the average working household income.

Rent is up 11% year over year — a qualified average renter could buy and own a $255,248 home for the same monthly expense.

Inventory is high with 1,098 homes for sale. Last week more than 13 homes sold each day and 10 went pending daily, which is about the same as last year. We’re just shy of a balanced market at 3.7 months of supply.

Lynchburg VA real estate market update: This week 65 homes closed in Greater Lynchburg—two more than the same week last year. Rates were 6.1% then; they are 7.2% now. Values still rose 3.3% or roughly $10,000 while rents went up 11%. The median home has appreciated $151,900 over ten years.

That spread is what local affordability is running into. There is also a new $1.75 million home on 54 acres in Bedford County.

Home affordability went backwards. With today's income, interest, and prices, we've been set back to 1990 levels — 26% of the average household budget now goes to the mortgage.

Rent is up 11% year over year. Appreciation is up 1.6% YoY. Inventory is high, bringing Greater Lynchburg to a near-balanced market with 3.5 months of supply. This week's hottest luxury listing shows what is still drawing attention.
