Buy first, sell first — or line them up?

If you're moving but staying local, the order of operations is the whole game. Buy first and you move once, but you carry two homes for a stretch. Sell first and you have cash in hand, but you need a landing plan. Line them up and everything has to land in sequence.

There's no universal right answer — it comes down to your equity position, your timing, and how much overlap you can handle. Brett maps all three paths with every client before anyone lists or offers.

Before the photographer arrives, handle these five: declutter the sightlines, clear the counters, sharpen up the entry, fix the small visible defects, and make every room's purpose obvious. Small moves — big difference in how buyers feel when they walk in.
