Should you get a pre inspection before listing your South Puget Sound home?

Here's the real reason it's worth considering. It's not about stopping buyers from negotiating. It's about avoiding surprises.

Most sellers don't know about every issue sitting in their house. If one gets found during the buyer's inspection, it can tank the deal and waste weeks of everyone's time.

Get ahead of it instead. A pre inspection gives buyers a report upfront, so repairs get negotiated once, early, and the transaction has way less risk of falling apart later.

It also closes the door on a buyer coming back for a second round of asks after you've already agreed on terms.

If you're selling in Tacoma, Puyallup, Federal Way, or anywhere in South Hill, this is worth a real conversation before you list.

Carpet in the bedrooms? Personal preference, no wrong answer. Allergies or pets in the mix, hard surfaces win. Otherwise, it's whatever feels good under your feet.

Carpet in the bathroom though? That's a hard no, every time.

What's the hill you're willing to die on when it comes to flooring?

Is a pool a selling point or a liability? In the South Puget Sound, pools aren't the norm like they are in hotter climates, so this one comes down to who's buying. To the right buyer, a pool is a dream feature. To most buyers around here, it reads as extra maintenance, not a bonus. If you're selling a home with a pool, your marketing needs to find that niche buyer, not the broader market. If you're buying one, decide honestly whether you're that niche buyer before you fall for the backyard. Thinking about buying or selling in Tacoma, Federal Way, Puyallup, or South Hill? Let's talk through what actually adds value for your situation.

Thinking about a condo or townhouse as your first home? It can honestly be one of the best starting points out there.

Most HOAs handle the exterior repairs, maintenance, and groundskeeping, which means a much lower maintenance lifestyle for you. For a lot of buyers, that's exactly what makes it the right fit.

Here's the part people skip though: don't just evaluate the unit, evaluate the HOA. A poorly run HOA can hit you with surprise special assessments or even lose its FHA eligibility, and both can seriously impact your property's value down the road.

Great entry point into homeownership? Absolutely. Just do your homework on who's running the show.

Would you buy a home where someone passed away? Here's the honest answer. People die in homes all the time, and that alone wouldn't stop me unless it created what's called a "material defect." In Washington State, you're not required to disclose a death in a home unless it rises to that level, think a notorious murder house that draws unwanted attention from the community. That kind of stigma could count as a material defect, and disclosing it would likely protect the seller down the line. What I can't tell you is whether you should disclose in your specific situation. That crosses into legal advice, which isn't something a broker can give. If you're navigating this, talk to a real estate attorney who can walk you through the liability side.

Buyers see "HOA" and immediately write off a house. Not so fast.

Some HOAs are strict. They'll tell you what you can park in your driveway and whether your trash cans are visible from the street. Those exist and they're worth knowing about upfront.

But plenty of HOAs are barely there. A small fee to maintain the community mailbox and the entrance sign, and that's it. No rules, no drama.

The lesson: don't let the word "HOA" scare you off a house before you know which kind you're dealing with. Ask what the fees cover and pull the rules before you decide it's a dealbreaker.

Should you buy a starter home right now or hold out for "the one"?

Here's the honest answer: buying a starter home is still a smart move, but the strategy has shifted. The market isn't appreciating 8 to 10% a year like it was over the last several years, so plan to stay put for at least 3 to 5 years to actually build equity.

That equity becomes your ticket to the forever home down the road. Patience plus the right starter home now sets up a much stronger move later.

20% down isn't the finish line, it's the thing keeping people on the sidelines.

Here's the truth: waiting until you've saved a full 20% can cost you more than it saves you. While you're waiting, you're renting, missing out on equity, and watching prices climb.

You've got options. Zero down through state bond programs. FHA loans with as little as 3.5% down. Get in now, start making payments, start building equity, and you'll hit that 20% mark through ownership instead of years of saving.

The best time to buy isn't when your savings account hits a number. It's when you're ready to stop paying someone else's mortgage.

Questions about what loan option fits your situation? Send me a message, let's talk it through.

"It's a brand new house, why would I need an inspection?" I hear this a lot and the answer is always yes, get the inspection. Mistakes happen during construction just as easily as wear and tear happens over time. I've personally seen entire neighborhoods where the siding was installed without enough spacing. Over time the homes settled and buckled, and every single piece of siding on every single house cracked at the corners. New doesn't mean perfect. It means untested. Get the inspection.

Would you rather have a lower priced home with a higher rate, or pay more with a lower rate?

Everyone has a gut answer. Mine comes down to this: you can name the price if I can name the terms.

Rates aren't permanent. You can refinance down the line when the market shifts. The principal you agree to today? That only moves one direction, down, and only if you pay it.

That's why I lean toward the lower price even with the higher rate. You're negotiating the number that never gets easier to change.

Which way would you go? Tell me in the comments, I'll back up my math.
