Boat season is winding down, which in our house means two things. Lilly and I have officially started our Gilmore Girls rewatch, and I can’t stop looking at Chris’s footage from his morning boat pickups 🍂🚤

Summer will always be peak lake season. But like Richard, I think Candlewood could also be an autumn. Such a bittersweet season, but look at it.😍🍁🌊

It’s also honestly one of the best times to look at lake homes. Communities are quiet, the color is unreal, and you can still stroll a community beach without freezing or deciding it’s not worth getting out of the car.

Fewer homes come on this time of year, but the ones that do are worth the look. I have one on as a coming soon right now 👀 DM me for details. If you want to be on the water next summer, now’s the time to get settled before the spring rush.

September has a different rhythm on Candlewood.

A buyer from Manhattan asked me last week if the lake was always this quiet. Not really. Once the kids go back to school, it settles into something different. But even at the height of summer, this lake is never one thing. Some coves stay tucked-away and calm no matter what weekend it is (4th of July and Labor Day always as notable exceptions!😂) , and then there’s the water everyone gravitates to, where the whole lake shows up. Knowing the difference, and knowing which one actually fits how you want to live, is a big part of what I do for buyers.

Fall also tends to bring a spike in inventory before the holidays, so it’s a good season to be looking, as long as the person showing you around actually understands this lake in every season, not just the one you’re touring in.

Because a lake home is never just the house. It’s the stretch of water it’s on, the community around it, the town, the drive out on a random Tuesday, not just a Saturday in July. That’s the full picture I walk every buyer through.

Tyler AirDropped me pictures the second they closed on their new home in Sky Meadow, because that’s the closest thing to being there when your family can’t be there in person.

I couldn’t be there for the process either, at least not as their agent. I’m not licensed in New Hampshire, so when he called me one morning saying he found a place and was about to just call the listing agent cold, I asked him to give me a few hours.

Lake life, golf life, lifestyle real estate in general, it’s all the same skill set. The house is only half the story. You need someone who actually knows the community. So I researched Sky Meadow, found a couple agents with real local expertise, and after a few quick calls, narrowed it down to the expert who had both the expertise and lived experience in the community to guide them through their first home purchase.

By dinner time I had connected him with Kathleen Trahan, and she was great from start to finish, including when the deal hit a snag and her expertise and local connections kept everything on track.

Now I’ve got a golf course to add to my visiting rotation and a permanent excuse to see these two more. 🙌🏼⛳

Just sold in Ferriss Estate on Candlewood Lake.

Staging this one meant leaning into what was already there, those clean lines and mid-century details. I spent a lot of tours and open houses just talking architecture with buyers, and it was genuinely fun watching people light up over the design, the community, the spot on the lake.

Congrats to its new owners, they saw the bones, had the vision, and now get to take it into its next chapter!

Remember when summer felt endless?

Built in 1939 in the quintessential Adirondack style, this one still remembers too. Wet feet crossing wood floors on the way in from the dock. An afternoon lost in the book nook. Dinner on the screened porch while the sun goes down over the water. Then collapsing into bed, sun tired and lake happy, with tomorrow stretching out just as long and open as today was.

The cuckoo clock still keeps time. Someone kept every issue of the Candlewood Comment. The stone fireplace has been the heart of this house since before most of us were born. It’s the kind of place that hands you a slower version of summer the second you walk through the door, the version we all say we want more of.

This is the definition of the family lake home on Candlewood, in the incredible community of Birch Groves.
