Buyers still waiting for 3% rates like... 💀

I get it, friends. We ALL miss those rates! But here's the gentle truth: you can't refinance the house you didn't buy. You marry the home and date the rate. If rates come down later, you can refinance. And right now there are tools a lot of buyers don't know about, like seller credits and rate buydowns, that can bring that monthly payment way down.

The housing crash already happened… just not how you think. 🏡

Everyone keeps waiting for prices to crash. But the drop already came, and it hit the number of homes sold, not prices.

Here in Lane County (Redfin, 3 months ending Sept 2026):
• Median sale price: $488,407, up 7.3% year over year
• 333 homes sold in September vs. 381 a year ago
• Median 28 days on market, down from 35
• 27.9% sold over list price, while 28.9% had a price drop

In Eugene, the median is $503,010 (up 1.6%), with a median of just 18 days on market.

Translation: fewer sales, steady prices, and pricing it right matters more than ever.

Selling this fall in Eugene or Springfield? The numbers are actually pretty clear 👇

Eugene homes sold at 99.4% of asking in September, and about a third sold above asking. But median time to contract was 20 days while the average was 45. That gap is the story: homes priced right on day one sell; homes priced "to see what happens" sit into the holidays.

In Springfield, prices held steady in Q3 (median $435K, +1% YoY), but homes took longer to sell (41 days on average, up 37% from last year). Buyers are being choosier, so prep and pricing matter more than ever.
