Andrea put it in one line: a true partner who adds value to every client transaction.

"I recommend Dan and his team as a trusted real estate partner. Their market expertise, responsiveness are great assets to have in a real estate team for our mutual clients. They are professional, Reliable and client focused. A true partner who adds value to every client transaction!"

That is the whole playbook, right there. Know the market, answer the phone, and treat every deal like it's your own money on the line.

Springfield is adding 128 rentals. If you own rentals in that market, here's the read.

Paradigm Properties just broke ground on a 128-unit garden-style complex at 22nd & Marcola Rd. Six three-story buildings, one- and two-bedroom units, a clubhouse, playground and dog park on a four-acre site. CS Construction out of Bend is the general contractor. Completion projected late February 2028.

The city also approved a 10-year Housing Diversity Tax Exemption to make the project's math work.

Why this matters if you're a landlord:

New supply competes on newness. When 128 fresh one- and two-bedroom units come online in early 2028, they compete hard for the same renters your older unit is chasing.

That doesn't mean panic. It means your rental has to win on the things new construction can't copy: location, price, and how well you've maintained it.

Second read: a city approving a 10-year tax exemption is a signal. Springfield is actively making multifamily pencil. Expect more projects like this one.

If you own rentals near Marcola, or you're weighing a buy-and-hold in Springfield, the time to run your numbers is before the new supply lands, not after.

Just listed in Coos Bay.

840 Ocean Blvd SE. 4 bed, 3 bath, 2,704 sqft. $449,900.

We represent the seller, and Daniella Gentry is the listing agent.

Here is the practical piece: 2,700+ square feet under $450K is a different equation than the same money buys you in Lane County. If you are comparing towns, price the drive, the utilities and the maintenance before you fall for the square footage.

200 CLOSED DEALS. 🚀

We set a goal at the start of 2026: 200 closed deals.

Today, that number is real.

Here's what 200 deals actually takes that nobody sees from the outside:

Every one of those deals is a chain of showings, offers, counters, inspections that found real problems, appraisals that needed defending, lenders who needed pushing, and closings that almost fell apart the week before signing. Times two hundred.

It's agents answering texts at 9pm on a Saturday. Coordinators catching the deadline everyone else missed. Negotiating through deals that looked dead and bringing them back to life.

Real estate doesn't hand you 200 wins. You earn them one hard conversation at a time, over and over, for twelve straight months.

And this number isn't mine. It belongs to every agent on this team who showed up early and stayed late. To the transaction coordinators who carry the details. To the clients who trusted us with the biggest transaction of their lives.

200 closed. We're just getting started. There's no stopping us now.

HUD’s FY2027 Fair Market Rents are out, and they’re not a live read on today’s market.

The national 2-bedroom FMR rose 1.4%, from $1,736 to $1,761/month. Oregon’s average 2-bedroom FMR went the other direction: down 1.4% to $1,691/month.

Here’s the catch: FMRs use rolling 5-year ACS averages, based on data observed roughly 2–3 years earlier. That makes the published benchmark a rearview mirror, not a current rent comp.

If you’re underwriting a Section 8 or buy-and-hold deal, don’t rely on FMR alone. Check current local rent comps, too. The benchmark can miss what renters are paying today.

What can you actually get for $350K in Eugene and Springfield?

I pulled every active listing in three brackets. No agent spin, no cherry-picking. Just the market, this week.

THE $350K LIST
- 392 S 37th St, Springfield $350,000 · 3 BD / 2 BA · 1,176 sqft
- 1119 A St, Springfield $350,000 · 3 BD / 2 BA · 1,388 sqft
- 2155 Berwin Ln, Eugene $350,000 · 3 BD / 1.5 BA · 1,308 sqft
- 5592 Burnett Ave , Eugene $349,900 · 4 BD / 2 BA · new construction

THE $400K LIST
- 4595 Daisy St, Springfield, $395,000
- 1847 S 61st St, Springfield: $395,000
- 327 S 46th St, Springfield: $399,000
- 5440 J St, Springfield: $399,000
- 5792 E St, Springfield $400,000

THE $450K LIST
- 1504 Green Acres Rd, Eugene $445,000 · 3 BD / 2 BA · 1,434 sqft
- 2515 Noah St, Eugene $449,900 · 3 BD / 2 BA · 1,604 sqft

The pattern: at this price point, Springfield is buying you newer builds in Thurston. Eugene is buying you older homes on bigger lots. Same money, two different trades.

Now the part the feed doesn't get:

Every Friday I send the Lane County Insider email. The full deals-of-the-week list. Coming-soon and off-market leads before they hit the MLS. And the market data decoded for buyers, sellers and investors.

It's free. Comment INSIDER and I'll send you the link.

Which bracket should I break down next week: $300K, $500K or $600K?
