You closed on your new home... Now what? 🔑🏡
Getting the keys is exciting, but there are a few things that happen AFTER closing that most buyers aren't prepared for.
And some of them could cost you money if you're not paying attention.
Here's what I always want new homeowners to know:
1️⃣ Watch out for official-looking mail: After closing, you may receive letters asking you to pay for a certified copy of your deed or other property records. Many of these documents are available directly through your county clerk's office for little or no cost. Don't assume every notice requires payment.
2️⃣ Apply for your Florida Homestead Exemption: If the property is your permanent residence and you qualify, this exemption can help reduce your property taxes. It's not automatic! Apply through your county property appraiser's office, generally by March 1, and make sure you understand the eligibility requirements.
3️⃣ Keep ALL your closing paperwork: Your Closing Disclosure, title documents, settlement statements, and other records may be important when filing taxes, refinancing, or eventually selling. Keep digital copies somewhere secure and easy to access.
4️⃣ Save receipts for major home improvements: Replacing your roof? Installing impact windows? Remodeling the kitchen? Keep those records. Qualifying capital improvements may increase your property's tax basis, potentially reducing taxable gains when you sell.
5️⃣ Don't assume your property taxes will stay the same: This is especially important in Florida! The previous owner's tax bill may reflect exemptions or assessment limitations that won't transfer to you. Your property's assessed value and escrow payment could change after the purchase.
6️⃣ Locate your home's emergency shutoffs: Know where your main water shutoff, electrical panel, and any gas shutoff are located. You'll be glad you checked before an emergency happens.
7️⃣ Change the locks and update access codes: You never know how many copies of the old keys are out there. Reprogram garage door openers, update smart locks, and change security codes for added peace of mind.
The first few weeks of homeownership aren't just about unpacking boxes. They're about getting organized, protecting your investment, and avoiding unnecessary surprises.
📌 SAVE THIS POST so you have this checklist ready when you get your keys, or share it with someone who's buying a home!
Thinking about buying or selling in Southwest Florida? I'd be happy to help you navigate the process, from your first showing to long after closing.
