Plan for your appraisal to take longer this fall ⏳

Starting November 2nd, conventional loan appraisals switch to a new, more detailed format. But Fannie Mae and Freddie Mac just gave lenders who aren’t ready a temporary grace period, so for a few months it depends on your lender which report you get.

Here’s how I’m protecting my clients’ closing dates 👇

✔️ Asking the lender up front which appraisal format they’re using ✔️ Building extra days into appraisal and financing deadlines ✔️ Confirming the buyer’s loan type before we write or accept an offer

FHA and VA don’t require the new format yet, so switching loans in the middle of a deal could mean a brand new appraisal.

Local Spotlight 🍕 Uncle Rico’s Pizza, Fort Myers

If you love a real New York style slice, this little family-owned spot on Cleveland Ave is worth the drive. Enrico (aka Uncle Rico) and his wife Cira opened it in 2022, and his cheese pizza took first place at a professional pizza competition in Orlando. He’s been making pizza for more than 25 years, and you can taste it.

The pepperoni slice with fresh basil and the square pesto slice did not disappoint 🤤

📍 2960 Cleveland Ave, Fort Myers 🗓️ Open Tuesday through Sunday, closed Mondays 🧄 Locals also rave about the garlic knots and pepperoni rolls

Just sold 🏡✨

This one means so much to me. Four years ago, these buyers shared their dream of owning a home in Florida. There was just one thing standing in the way. They first had to sell their land in Virginia.

So we planned, waited and stayed ready. We toured, talked through every option and kept their Florida dream alive while the land sale took its course. When it finally sold, they used a 1031 exchange to roll the proceeds into this beautiful home at 3335 Menores Way in Fort Myers, closing at $425,000.
