MLS and will usually come from years of getting to know and caring about other people's businesses and lives. Every time we get involved in a wealth transfer it is from a position of caring and fulfilling the other person's financial plan.

The passing of assets between a wealth transfer is a win for both parties as it provides benefits to both amicably. The best way to accomplish this is through creative financing. For the seller, it creates income streams w monthly payments as well as trust replenishment upon balloon payments. It also allows market pricing transfers with tax deferment. This is always huge for a seller. It also allows them to make more money from the asset while freeing up time that was spent managing the asset to embark on their new season in life.

For a buyer it allows a great tax shelter, a lower cost point of entry, cash flow, less parameters than commercial financing, debt pay down and forced appreciation for properties greater than 5 doors. It creates future wealth and potential re-leverage. The sweet spot for entry.

Real Estate can be celebrated on multiple forefronts and does not have to be one sided and creative finance does that. Win Wins.
