Colorado Real Estate My 23 years of experience began on the residential side of the business before focusing on the commercial side of the industry.

Beginning with my background working in real estate franchising, I naturally gravitated towards commercial real estate. A Colorado Native, I began my licensed real estate career while living in Albuquerque, New Mexico. Later I returned to Colorado with an opportunity to work at RE/MAX World Headquarters as a Senior Business Development and Franchise Sales Consultant. For nearly 7 years I specialized in brokering franchised commercial and residential real estate offices throughout the Western half of the United States. Local again to Colorado since 2013, I have consulted clients in the following:
• Commercial Owner User & Investment Sales
• Commercial Property Leasing (Landlord and Tenant Rep)
• Vacant Commercial Land Requirements
• Investor Liaison Services to Accredited & Non-Accredited Investors

I possess a unique background in the local real estate community with experience in Sales & Leasing that ranges from working with national clients such as Mears Group Inc., Kindred Health Care, Genesis Health Care, BDF Law Group, ChanceLight™ Behavioral Health, Therapy & Education, Career Staff, to the small businesses of Colorado like Brick Imaging, Elite Landscape & Outdoor Living, The Law Network PC, Sunshare Community Solar, The Gunnison Bank and Trust Company, Inverness Partners LLC, Rental Equipment Center and many more. When I am not working, I am found spending a lot of time with my wife and two daughters. “They’re my priority. One of my favorite things to do is to teach my girls how we can give back as a family. As an example, we’ve been giving back to the Children’s Miracle Network for 22 years and it’s been very impactful on our girls.”

I am passionate about providing all clients with a level of service that is focused on integrity and follow-through. Committed to my craft, I have spent years studying and learning as a student of the industry. I believe in a service-oriented, value-added process that is focused on “identifying and meeting customer needs while creating value in every transaction.”

Which one would you rather lease?

Photo 1 is white box: ceiling grid, lights, HVAC and finished walls are in. You still pay for flooring, offices and cabling.

Photo 2 is shell: open deck, exposed ductwork, no ceiling or drywall. Nearly everything is on you, but the views and the blank slate can win the right deal.

Either way, the asking rate isn't the real cost. In our sample, a $22/SF white box ran $44.63/SF a year all-in once the buildout was counted. A $27/SF spec suite ran $27.77.

The full breakdown is on our Market Insights blog at crevelogroup.com.

Denver office tenants: that cheap white box space might not be cheap.

We ran a 4,000 SF, 5-year sample. White box at $22/SF vs. a move-in-ready spec suite at $27/SF. Once you add a $150/SF buildout and a typical $40/SF TI allowance, the white box costs $44.63/SF a year all-in. The spec suite? $27.77.

Metro vacancy is 27.1% (Cushman & Wakefield, Q3 2026), so tenants have leverage. Just make sure you're negotiating the right number - the allowance, not the face rate.

Denver and Colorado Springs are telling different stories. Vacancy per CoStar's Oct 12, 2026 market reports:

Office: Denver 17.8%, Colorado Springs 11.5%
Industrial: Denver 9.2%, Colorado Springs 6.7%
Retail: Denver 4.4%, Colorado Springs 4.8%

Retail is tight in both markets, so a well-leased retail property usually finds buyers through a normal listing. Metro Denver office and industrial carry the most pricing uncertainty. That's where an auction can earn its fee, because real bidders tell you what the building is worth today.

A thin data room costs money. Buyers who can't verify something either bid lower to cover the risk or don't bid at all.

Before a commercial property goes to auction, we want this ready:
- Title commitment and recorded exceptions
- ALTA survey
- Phase I environmental
- Property condition report, including roof and HVAC age
- Rent roll, leases, amendments and estoppels
- Trailing 12-month operating statement plus the prior two years
- CAM reconciliations and current tax bills
- Service contracts, warranties and utility history
- Zoning verification letter
- For condos: declaration, bylaws, HOA budget and reserve study

It's the same package a traditional buyer asks for in due diligence. The difference is it has to be ready on day one, not day 30.

Reserve or absolute: which auction format fits your property?

Most commercial auctions are reserve auctions. You set a minimum price, and if bidding falls short, you can walk away. That protects the downside, but buyers know you have an exit, and some bid more cautiously because of it.

In an absolute auction, the property sells to the highest qualified bidder no matter the price. That draws the most aggressive bidding and puts the full risk on you. It fits when the seller has to sell: a court-ordered sale, an estate that needs to settle, a partnership with a hard deadline.

For most Front Range owners, a reserve auction is the practical middle ground, as long as the reserve comes from real underwriting. A reserve set from hope is the most common way auctions fail.

Should you auction your commercial property right now?

Auctions don't carry the stigma they used to. Ten-X reports under 100 days from list to close on average, and with the 10-year Treasury near 5%, a firm date can settle a price standoff that a traditional listing might drag out for months.

Here's the part most sellers miss: the buyer's fee comes out of your price. A buyer capped at $2,000,000 all-in on a 3% fee property can bid no more than $1,941,748.

On our sample $2M Parker building, three months of saved carrying costs came to about $36,140. That's less than the $58,252 fee. Speed alone rarely justifies an auction. Speed plus price discovery plus certainty can.

Good fits: commodity office, older industrial, estate sales, partnership breakups, hard loan maturities. Poor fits: well-leased retail, and owner-user buildings where the buyer needs SBA financing.
