LOCAL MARKET CHECK | Englewood, Rotonda West & nearby communities

September’s single-family market showed rising median prices and lower inventory in both counties:

• Charlotte County: 430 homes sold, down 0.5% from September 2025. The median sale price was $344,000, up 4.2%, with 4.9 months of inventory.
• Sarasota County: 681 homes sold, up 5.4%. The median sale price was $485,000, up 7.8%, with 3.7 months of inventory.

What this means: Conditions vary by neighborhood and property type. Buyers should compare recent sales and current competition; sellers should price with nearby listings and recent sales in mind. Countywide numbers provide context, not a valuation of any individual home.
