🏡 Thinking about selling? Don't automatically assume you need to wait until spring! 🍂

One of the most common things I hear from homeowners is, "We're thinking about selling, but we'll probably wait until spring."

And sometimes, that's absolutely the right decision. But not always!

Here's something worth considering...

🍁 Less competition. Spring typically brings more homes to the market. Listing during the fall or winter could mean fewer properties competing for buyers' attention.

🏡 Motivated buyers. People relocate, change jobs, grow their families, and experience life changes year-round. Not everyone has the luxury of waiting until spring.

📸 Presentation still matters. A clean, well-maintained, properly priced home with great photography can attract attention regardless of the season.

💰 Timing is personal. Waiting a few months could make sense financially, but it could also mean additional mortgage payments, maintenance, and carrying costs.

Now, does that mean everyone should rush to list before the holidays? Absolutely not.

The best time to sell isn't necessarily when the calendar says so. It's when the market conditions and your personal circumstances make sense together.

And that's where having a plan matters.

If you've been considering selling, even if it's not until 2027, I'd be happy to help you look at your home's potential value, the competition, and what you could do now to prepare.

💬 I'm curious: Would you consider moving during the holidays if you found the right opportunity, or is that an absolute NO for you? 😂

🍂 Hello, November!

There's something about a new month that makes you stop and think about where you are and where you want to be.

And sometimes, that includes where you live.

Maybe the house that was perfect five years ago feels a little crowded now. Maybe the kids have moved out, and you're wondering why you're still cleaning rooms nobody uses. Or maybe you're just dreaming about a little more land, a quieter neighborhood, or a fresh start somewhere new.

Our lives change, and sometimes our homes need to change with us.

You don't have to be ready to buy or sell tomorrow to start thinking about what comes next.

🏡 So here's my question: If you could change ONE thing about your current home, what would it be?

More space? Less maintenance? A bigger kitchen? Five acres and no neighbors? 😂

I'm curious what everyone would choose!

💰 FINANCIAL FRIDAY: Could 2027 be your year to buy a home?

We're getting close to the end of 2026, and if homeownership is one of your goals for next year, now is a great time to start getting your finances organized.

Not because you need to buy immediately.

Because preparation gives you options.

Here are five things I'd encourage you to look at before the new year:

💳 1. Your credit. Review your reports, address inaccuracies, and understand where you stand.

💰 2. Your savings. Think beyond the down payment. Closing costs, inspections, moving expenses, and reserves matter too.

📉 3. Your debt. Monthly obligations affect your borrowing power, and paying down certain debts may help.

🏡 4. Your comfortable payment. Decide what fits your budget, not just what a lender might approve.

📅 5. Your timeline. Buying in February and buying in November can require very different preparation strategies.

And please don't assume you need a 20% down payment.

Depending on your qualifications and the property, there may be conventional, FHA, VA, or USDA financing options worth exploring.

You don't have to be ready to buy a house to start preparing to buy one.

If 2027 is on your radar, let's start with a conversation about what needs to happen between now and then.

👻 REAL ESTATE HORROR STORIES

Four words that make me nervous:

“We waived the inspection.”

Now, there are situations where buyers consider waiving contingencies to make an offer more competitive.

But I want you to understand what that decision could mean before you make it.

Because the things you CAN'T see during a showing are sometimes the most expensive.

🏚️ Foundation or structural concerns

💧 Hidden water intrusion

⚡ Electrical problems

🚽 Plumbing or septic issues

🏠 Roofing concerns

🌡️ Aging or improperly functioning HVAC systems

And here's something important:

An inspection contingency and the ability to have an inspection aren't necessarily the same thing.

Depending on the contract and circumstances, a buyer may have options for obtaining information without necessarily retaining the same rights to request repairs or terminate.

But those details matter, and they should be understood before an offer is signed.

A competitive offer should still be an informed offer.

The scariest house isn't necessarily the one that looks haunted. It's the one with problems nobody bothered to investigate. 👀

🎃 TRICK OR TRUTH? REAL ESTATE EDITION

Let's see how well you know real estate.

Some of these statements are true. Others are myths that just won't go away.

👻 1. You need 20% down to buy a house.

🏡 2. A home inspection and an appraisal serve different purposes.

💰 3. The seller always pays both real estate agents.

🔑 4. A house can be sold even if there's still a mortgage on it.

🌳 5. If a property is advertised as five acres, you can assume all five acres are usable.

Which ones are TRICKS and which ones are TRUTHS?

Drop your answers below.

I'll reveal the answers later! 👀

🚫 REAL ESTATE MYTHBUSTERS

“Nobody buys houses during the holidays.”

Really? Because people don't suddenly stop needing homes when the Christmas decorations come out. 😂

There's a common belief that if you haven't sold your house by fall, you might as well take it off the market and wait until spring.

But the reality is more nuanced.

Yes, the holidays can bring fewer buyers actively shopping in some markets.

But there may also be fewer competing listings.

And buyers who ARE looking during the holidays may have specific reasons and timelines motivating their search.

Relocations happen.

Leases expire.

Families need different spaces.

Job changes don't always wait until March.

Does that mean winter is automatically the best time to list? Of course not.

It means your decision should be based on your property, your goals, and your local market—not a blanket rule about the calendar.

Sometimes waiting makes sense.

Sometimes it doesn't.

And sometimes the best strategy is simply being prepared to move when the right opportunity presents itself.

Would you rather move during the holidays or wait until spring?

😬 THINGS THAT MAKE ME NERVOUS: REAL ESTATE EDITION

“It's a shared driveway.”

Okay. That alone doesn't bother me.

“We're not sure whether there's an agreement.”

Now we have some homework to do. 👀

Especially when we're looking at rural properties or acreage in Northwest Georgia.

Just because a driveway has been used for decades doesn't automatically tell us who owns it, who has legal rights to use it, or who's responsible for maintaining it.

Before purchasing a property with shared access, I want to understand:

🚗 Is there a recorded easement or other legal right of access?

📜 What does the deed or title documentation say?

🔧 Who is responsible for maintaining the driveway?

🏡 Can future owners continue using it?

🚧 Are there restrictions on improvements, gates, or additional traffic?

💰 Could access issues affect financing, insurance, or resale?

Not every shared driveway is a problem.

But unclear access rights can become a very expensive problem.

And I'd much rather ask the uncomfortable questions before closing than discover the answers afterward.

Would you buy a property with a shared driveway?

🏡 Thinking about selling next spring? I actually want to talk to you NOW.

Not because I think you should rush to put your house on the market.

Quite the opposite.

Because some of the smartest selling decisions happen months before the listing goes live.

If spring 2027 is somewhere on your radar, here's what we can be doing now:

🔨 Identifying repairs. Not every project is worth doing before selling, and some improvements won't return what you spend.

🎨 Making cosmetic decisions. Paint, flooring, lighting, and other updates should be considered with your likely buyer in mind.

📦 Decluttering gradually. A little at a time beats a frantic weekend before listing photos.

📊 Understanding your market. What are comparable properties selling for, and how is the competition changing?

💰 Planning your finances. Understanding your equity, selling expenses, and potential next purchase makes decisions easier.

📸 Thinking about presentation. Landscaping, photography, staging, and timing all deserve attention.

And here's something I tell sellers:

You don't need to have your house ready to list before you call me.

That's part of what I'm here to help you figure out.

If selling in 2027 is even a possibility, let's have a conversation now so you can make informed decisions without feeling rushed.

🏡 Let's talk about questionable design decisions. 😂

We've all walked into a house and wondered what someone was thinking.

Carpet in the bathroom.

A kitchen with approximately three inches of counter space.

A toilet that practically touches the vanity.

A bedroom painted a color that can only be described as aggressive.

Or my personal favorite: a beautiful renovation that somehow made the floor plan LESS functional.

Here's the thing about buying a house: cosmetic changes are often manageable, but some design decisions are a whole lot more expensive to correct than others.

And sometimes, what one buyer considers a dealbreaker is exactly what another buyer loves.

What's the most questionable design choice you've ever seen in a house?

Bonus points if you actually lived with it. 😂

💰 FINANCIAL FRIDAY: The cheapest house isn't always the least expensive house.

Let's say you're comparing two homes.

🏡 House A: $250,000

- Older roof
- Aging HVAC system
- Longer commute
- Some deferred maintenance
- Lower purchase price

🏡 House B: $275,000

- Newer roof and HVAC
- Better maintained
- Shorter commute
- Fewer obvious immediate repairs
- Higher purchase price

At first glance, House A looks like the better deal.

But is it?

That $25,000 difference in purchase price is only part of the equation.

What happens when you factor in insurance, utilities, maintenance, repairs, fuel costs, and the amount of cash you may need shortly after closing?

A lower mortgage payment doesn't always mean a lower cost of ownership.

And a higher asking price doesn't automatically make a property the worse financial decision.

The goal isn't simply to buy the cheapest house. It's to understand what that house is likely to cost you to own.

Which would you lean toward: the lower purchase price with potential repairs, or paying more upfront for a house that appears better maintained?
