The yard you see and the land you legally own are not always the same thing.
A fence can be installed directly on a property line, but it can also sit several feet inside it. A previous owner may have worked around a tree, avoided an easement, followed an old fence, or installed it without confirming the boundary first.
This can mean the property includes land outside the fence. It can also mean part of the fenced yard belongs to someone else.
Online parcel maps can help you understand the general shape of a property, but those boundary lines are often approximate. They are not a replacement for a professional survey.
If the yard, driveway, shed, garage, or future pool is a major reason you want the house, the property lines deserve more than an assumption.
If you are considering a home and the yard is part of what sold you, DM me the address before you write the offer. I’ll help you locate the available survey, plat, and property records so we can determine what still needs to be verified.

A beautifully renovated kitchen can come with $40,000 in receipts and still leave one very important question unanswered: Was the work permitted when local rules required it?
An invoice proves that someone completed work and got paid. It does not prove that a permit was obtained, the work passed inspection, or the permit was officially closed.
This does not mean every update needs a permit or that missing records automatically make the house a bad purchase. Requirements vary by project and location. It does mean buyers should look a little deeper when a home has a finished basement, converted garage, addition, or major electrical, plumbing, or structural work.
Ask for the permit number. Check the local building department’s records. Confirm whether required inspections were completed. If the paperwork does not exist, find out what that could mean before the house becomes your responsibility.
If you are considering a home with a major renovation, DM me the address. I’ll help you check the available permit history and identify the questions we need answered before you write an offer.

June patio season is a lie we all agree to. It's 92 degrees, the mosquitoes have a coordinated attack plan, and you're sweating through dinner pretending this is the good life.

Then September shows up and quietly delivers everything June promised. Seventy degrees at dinner. Cool enough for the fire pit by dessert. The bugs have mostly given up. The evenings come with that low golden light that makes even a builder-grade concrete slab look like a magazine spread.

And here's the part that gets me: this is exactly when most people stop using their outdoor space. The cushions get dragged in, the string lights go dark, and the best six weeks of patio weather all year play to an empty house.

Don't do it. Leave the furniture out. Add one blanket basket and turn the fire pit into the default dinner spot. You paid for that square footage, and this is the month it pays you back.

The patio pitch happens in showings too, by the way. Buyers walk outside in October and linger. That golden hour does half my job for me, which is why fall listings with a good outdoor setup photograph like a dream.

So tonight, eat outside. That's it. That's the whole assignment.

It's almost never about square footage.

It's the stairs your knees have started negotiating with. The bedroom that's been "the gym" for three years because nobody sleeps in it anymore. The commute that made sense for a job you no longer have. The yard you used to love on Saturday mornings that somehow became a chore you pay for twice, once in money and once in your weekend.

Houses don't stop working all at once. They stop working in small ways, quietly, while life changes around them. The kids leave. The job goes remote. The hobby needs a garage. The parents need a main-floor bedroom when they visit. And because it happens slowly, most people live in the mismatch for years before they say it out loud.

Here's the question I ask when someone's wrestling with it: if you were house shopping today, knowing your actual life right now, would you buy the house you're in?

If the answer is an easy yes, wonderful. You're home. Ignore the market noise and stay put.

If you hesitated, that's worth paying attention to. Not because you need to move this month, but because naming the mismatch is how you stop organizing your life around a house that's organizing itself around a life you used to have.

No pitch here. Just the question. Sit with it this weekend, and if you land on "actually, no," my DMs are open whenever you want to talk about what fitting would even look like.

That number you see online is an estimate built by an algorithm. It has never stepped inside your house.

It doesn't know you replaced the roof two years ago. It doesn't know the basement is finished, the kitchen was redone, or that your lot backs to the trees while the "comparable" it used sits on the main road. It's doing math on public records, and public records don't know your house.

Sometimes it lands close. Sometimes it's off by tens of thousands, in either direction. And I've watched that wrong number quietly make decisions for people: homeowners who waited a year to move because they thought they didn't have the equity, when they actually did.

Here's what I offer instead. I walk your home, pull the sales that actually compare to it, and tell you the real number and the reasons behind it. What buyers here are paying premiums for right now, and what your specific home has that the estimate can't see.

It's free, it takes me about a day, and it comes with zero pressure to sell. Plenty of people just want to know where they stand. That's a completely good reason.

Comment VALUE or DM me and I'll put your real number together this week.

Something happened to American houses over the last fifty years. The front porch shrank into a concrete stoop, the back deck grew into an outdoor kingdom, and we all quietly moved our lives behind the house.

It made sense on paper. Privacy. Fenced yards. Grilling.
But something got lost in the trade, because the front porch was never really about the house. It was about the street. It's where you learned your neighbors' names without planning to. It's waving at the dog walkers until you know the dogs' names too. It's the reason kids on bikes slow down and say hi.

And buyers have noticed. I hear it in showings now, and it's not "nice porch." It's quieter than that. Someone stands out front a beat longer than they need to and says "you could actually sit out here." That sentence used to be rare. Now I hear it monthly.

Some of it is post-2020 wiring, we all got reminded what it costs to feel disconnected from the people fifty feet away. Some of it is front-porch neighborhoods aging into the most beloved streets in town. Either way, the porch is officially back on the wish list.

If you have one, it might be your home's most underrated feature. Two chairs and a decent light fixture and it shows like a lifestyle, not a walkway.

So settle it in the comments: front porch or back deck, where does your household actually spend its evenings?
