And the $50K over asking? 😆 Exaggeration? Maybe. Maybe not. Wouldn’t be the first time I’ve seen it happen.

You can’t perfectly time the market. Right now, buyers may have more choices, less competition and more negotiating power than they’ve had in recent years. Waiting for rates to come down doesn’t automatically mean you’ll get a better deal. If more buyers are competing for the same homes, that can change the equation too.

That’s not a bad market. That’s opportunity.

People are still buying and selling homes every day because life keeps moving. The right time to buy is when the home, the numbers and the timing make sense for YOU.

Buying a home in Edmond, Oklahoma? Ask the questions. Do the inspection. Know what you’re buying. And don’t assume a home sitting on the market means something is wrong with it.
