When I first met with Julie and Russell, it was apparent how much they had already invested in their sweet Browndale home.
About a decade ago, they completed a substantial addition off the back—adding a primary suite, expanding the kitchen, creating a guest suite in the basement, and building a new two-car garage. The house was in great shape and checked a lot of boxes. It needed some freshening and updating, but the work was almost entirely cosmetic.
I could see the opportunity. With the right improvements, this could become something that’s surprisingly hard to find: a beautifully updated, highly functional, easy-to-maintain smaller home.
The plan I recommended wasn’t inexpensive. But I believed the return would more than justify the investment. Julie and Russell were ready to relocate out of state and didn’t want to live through the renovations, so they handed me the keys and said, “We trust you.”
From there, I managed the process of getting the house ready for market.
The result: we sold the first day on the market for $650,000—$50,000 over list price and significantly more than the sellers had thought possible.
What made this one work wasn’t a massive renovation. Julie and Russell had already done the heavy lifting. It was recognizing what they had, understanding what buyers in this market would respond to, and making the right improvements before we went to market.
The buyers got a great home. My sellers got a great result. And I’m grateful they trusted me with it.
