📊 Massachusetts Market Update: Week 41 (10/4 – 10/10)

Here’s what happened in the MA market this past week:

🏡 Listings dipped: New listings were down 18% from the week before.

📈 Buyers are still active: Pending sales ticked up 3%, and inventory is up 1%.

📉 Closings slowed: Sold homes were down 42% week over week.

Looking at the year so far: Listings are up 4% compared to 2025, while pending and sold are even. The biggest story is inventory. There are 30% more homes available now than at this time last year.

📊 Rhode Island Market Update: September 2026

Here’s what the numbers are telling us this month:

🏡 More choices for buyers: Inventory is up 10% compared to September 2025, and up 3% from August. New listings rose 8% month over month.

⏳ Activity is cooling: Pending sales are down 14% and closed sales are down 16% compared to this time last year.

What does this mean for you?

Buyers: You have more options and a little more breathing room than a year ago. It’s a great time to get a clear picture of what you can afford and what’s out there.

Massachusetts market update 📊

We’re seeing more homes coming onto the market, with inventory up 28% compared to this time last year. New listings are also up 4% year to date, giving buyers more options to choose from. While the market continues to shift week to week, there are still opportunities for both buyers and sellers when you have the right strategy.

A little real estate market talk!

Here’s a look at the snapshot inventory chart for homes for sale in Massachusetts.

One thing that really stands out to me is what happens after Labor Day. We often see another wave of homes come onto the market in September and October, so buyers who haven’t found the right home yet don’t give up!

We also have more inventory this year than we did last year, which means buyers have more choices. But we’re still well below the inventory levels we saw in 2019.

So yes, more choices… but we’re definitely not flooded with homes!
