A couple weeks ago, I had the opportunity to join Minnesota Revenue Commissioner Paul Marquart and a group of homeowners for the "Engaging Minnesota to Help Property Taxpayers" session.

We talked about what's actually driving property taxes up — and it's not just your home's value.

When the federal government cuts funding for programs like food assistance, counties pick up the cost. When the state shifts disability services onto counties, same thing. And counties only have one revenue tool: your property taxes.

On top of that, home values surged after COVID while commercial property values dropped — which means homeowners automatically absorbed a bigger share of the total tax burden. Since 2014, the residential share went from 47.6% to 55.6% statewide.

My suggestion to the Commissioner: one place where homeowners can see all of this in plain language. A simple overview of where your money goes, ways to dig deeper into budgets and votes, and how to get involved.

Other homeowners at the table wanted the same thing. The Commissioner's team is collecting feedback and putting together recommendations for the next administration and legislature.

You can't push back on what you can't see.

What would you change about how property taxes are explained to you? Tell me in the comments.

🏡 **ONE-LEVEL LIVING OPEN HOUSE TOUR | SUNDAY 1:00–2:30 PM**

If low-maintenance, one-level living is on your wish list, this Sunday is a really easy way to compare several options in one afternoon.

I connected with the listing agents on three nearby homes and we coordinated **four open houses at the same time**, all within a short distance of each other.

Each home offers a slightly different take on this lifestyle — different layouts, yards, storage, basement options and views — while all offering association-maintained lawn care, snow removal and trash.

It gives buyers a chance to walk through several homes back-to-back and quickly figure out what matters most to them.

I’ll be hosting:

📍 **18374 Hamby Way, Lakeville**
🗓 **Sunday October 18th**
⏰ **1:00–2:30 PM**
💰 **$479,900**

Hamby stands out with its **slab-on-grade design, generous storage, large dedicated laundry room and the biggest yard of the four homes on the tour.**

If you’ve been considering this style of living, come start with me at Hamby and make an afternoon of it.

I’m excited about this one. Creating more opportunity for buyers also gives every seller involved a better chance to get their home in front of the right person — and that feels like a win all around.

The old Metcalf Middle School site in Eagan got preliminary approval for 450 homes back in May 2025. Seventeen months later, the building is still standing.

Final city approval is still pending, the sale to Pulte Homes hasn't closed, and the school board pushed its demolition decision to November 12.

Approved doesn't mean built. If you live nearby, the plan you've seen may not be the plan you get.

Want the full story, including what's happening at the former Thomson Reuters campus and the old Delta site? The full breakdown is on my YouTube channel. Link in the comments.

Information current as of October 2026 and deemed reliable but not guaranteed. Development plans and timelines can change, and I'm human, so if you spot something that's changed, let me know in the comments.

Dakota County just approved an 18.5% maximum property tax levy for 2027. It sounds like a number that changes everything, so here's what it actually means for your bill.

That 18.5% applies only to the county's share, which is about 17% of a typical property tax bill. Cities and schools set their own levies. On a median-value home, the county estimates about $142 more per year in county tax.

It's also a maximum. In December, the county can lower it but can't raise it.

Worth marking on your calendar:
📬 November: your proposed tax notice arrives
🏛️ Dec 1: open house at 5 PM, public hearing at 6 PM, Hastings
✅ Dec 15: final budget and levy vote

When the notice arrives, compare it to last year's bill. Your exact number depends on your city, your school district, and your home's value.

Ever heard of the Met Council?

It affects your commute, your property taxes, and where new homes can be built, and most people have no idea who's on it. 👀

I went to a local meeting about Eagan’s 2050 growth plan and ended up falling down a massive, 240-million-gallon rabbit hole. 🚽🌀

Between projections for 4,600 new housing units, the wild reality of our regional sewer system, and trying to figure out who (or what) the Met Council actually is, my brain kind of exploded.

Am I the only one who didn't know where our flush actually goes or how they plan 25 years into the future? Watch to see what I uncovered, and let me know in the comments if you’ve ever gone down this same infrastructure rabbit hole! 👇
