Market Stats for SEPTEMBER 2026
Wake is the tightest market. It has the lowest months of supply (about 3.8) and the biggest volume. The usual rule of thumb is that under 4 months leans toward sellers, and 4 to 6 is balanced. So Wake is at the seller-friendly edge, and the other three are balanced.
Johnston is the fastest and the most affordable. Homes sell in a median of 8 days at $373,000. That’s about $120,000 below Orange and roughly $87,500 below Wake. My read is that buyers priced out of nearby counties are looking there, but the data only shows the speed, not the reason.
Orange is the slowest and the highest priced. Homes sit a median of 25 days at $493,000. That’s usually a sign buyers have more time to compare and more room to negotiate, though that is an inference, not something the numbers prove.
Durham sits in the middle on price at $424,495, and it’s tied with Wake at 12 days. Durham is about $36,000 below Wake and about $68,500 below Orange.
FOR BUYERS: Price and pace both vary a lot across four neighboring counties, so where you search changes your budget more than most people expect.
FOR SELLERS: Pricing matters most where homes move quickly. Overpricing costs you the early window, especially in Johnston, Wake, and Durham.
