THE TRIANGLE, NC REAL ESTATE MARKET UPDATE

The latest housing numbers show a market that’s giving buyers more options while sellers may need a little more patience.

Here’s what’s happening in our local market:

📊 Triangle Market Snapshot
• New listings increased 0.4% to 4,546.
• Under-contract sales decreased 6.5% to 2,985.
• Inventory increased 11.8% to 13,422 homes.
• Median sales price remained unchanged from last year.
• Days on market increased 18.5% to 32 days.
• Months of supply increased 10.8% to 4.1 months.

What does this mean for buyers and sellers?

🏠 For buyers: More homes on the market can mean more choices and opportunities to find a home that fits your needs.

🔑 For sellers: With homes taking longer to sell, pricing strategically and presenting your home well are more important than ever.

Nationally, existing-home sales fell 2% from the previous month to an annualized rate of 3.98 million, while inventory reached its highest level in years. Mortgage rates also moved above 7% in late September, according to the figures provided.

I always say this, "Always do your homework before you make an offer."

When it comes to buying land, there’s more to consider than the price and acreage. I always encourage buyers to look into these important details before moving forward:

✔️ Access: Make sure the property has legal, reliable access through a public road or recorded easement.

✔️ Utilities: Find out what’s available and what it will cost to bring water, electricity, and other utilities to the property.

✔️ Zoning: Check that the property’s zoning allows for your intended use, whether you’re planning to build a home, start a farm, or explore other possibilities.

✔️ Soil and septic: If public sewer isn’t available, find out whether the soil is suitable for a septic system.

✔️ Restrictions: Look for easements, deed restrictions, and other rules that could affect how you use the land.

As a REALTOR®, my advice is simple: never assume a piece of land can be used exactly the way you have in mind. Do your research and verify the details before making a commitment.
