What if AutoZone was your tenant?

Not an individual renter. Not someone calling about a broken toilet.

A national retail brand operating under a long-term commercial lease.

That's what makes triple net lease real estate interesting.

With a typical NNN lease, the tenant is responsible for three major property expenses:

1. Property taxes
2. Insurance
3. Maintenance

The tenant operates the business, pays rent, and handles the responsibilities spelled out in the lease.

For a landlord who's spent years managing residential rentals, that's a pretty different arrangement.

Of course, not every lease is identical, and no tenant is guaranteed to pay forever. You still have to evaluate the actual deal.

But this is why I like commercial real estate occupied by brands like AutoZone.

People love Raising Cane's for the chicken.

I look at the real estate.

When a restaurant brand is expanding and looking for new locations, that's worth paying attention to as a commercial real estate investor.

But I'm not interested in running the restaurant.

I'm interested in owning the property underneath it.

With the right triple net lease, the tenant is responsible for property taxes, insurance, and maintenance.

The restaurant operator runs the business. The landlord collects rent and handles whatever responsibilities remain under the lease.

That's a very different ownership model from managing residential rentals.

Of course, you still need to evaluate the actual tenant, lease, and location. A growing brand doesn't guarantee a good investment.

But it's one reason I like studying brands like Raising Cane's.

Airbnb is a hospitality business.

And there's nothing wrong with that.

But let's stop pretending that running a short-term rental is automatically passive income.

You've got guest turnover, cleaning, maintenance, bookings, and a whole lot of moving parts.

Sure, you can hire people to handle those things. But someone still has to manage the operation.

That's a very different investment than owning commercial real estate under a long-term triple net lease.

With the right NNN property, the tenant handles many of the expenses and maintenance responsibilities that typically fall on a residential landlord.

Does that mean zero risk or zero work? Of course not.

But if your goal is to spend less time managing properties, it's worth understanding the difference.

Follow for more on investing in commercial real estate without the typical landlord headaches.

Taco Bell. KFC. Pizza Hut.

I remember going to these restaurants when I was in high school.

Some of those locations are still there decades later.

That's one of the things I find interesting about fast-food real estate.

Established locations can sit on valuable corners, in high-traffic areas, with long-term commercial leases.

And you don't have to own the restaurant business to invest in the real estate underneath it.

Of course, a familiar brand doesn't automatically make a good investment. You still need to look at the actual tenant, lease, location, and financials.

But owning the real estate occupied by an established restaurant is a very different business than operating one.

Owned rental properties for 10 or 20 years?

You might be sitting on a pretty significant tax bill if you decide to sell.

Between appreciation and depreciation recapture, selling a long-held rental can create a tax headache.

But selling doesn't necessarily mean you have to recognize all those gains immediately.

A properly structured 1031 exchange may allow you to sell investment real estate and reinvest in qualifying commercial property while deferring eligible taxes.

That could mean moving from managing residential rentals to owning a property leased to a commercial tenant like Walgreens.

With the right triple net lease, many of the day-to-day maintenance responsibilities shift to the tenant.

You still have to evaluate the tenant, lease, property, and risks. And a 1031 exchange has strict rules and deadlines.

But for landlords who have spent years building equity in residential real estate, it's an option worth understanding.

Tractor Supply might be one of the most boring tenants in commercial real estate.

And that's exactly why I like them.

When you've spent years dealing with residential tenants, maintenance calls, turnover, and repairs, boring starts looking pretty good.

With the right triple net lease, a tenant like Tractor Supply handles property taxes, insurance, and maintenance.

Add a strong tenant and a long-term lease, and you've got a very different ownership experience than managing residential rentals.

Of course, you still need to evaluate the property, tenant, and lease. Nothing is guaranteed.

But I don't need my real estate investments to be exciting.

I'd rather the tenant run the business while I own the real estate.

Open 24 hours.

Never once called me to fix a toilet.

That's one of the reasons I like triple net lease real estate.

With the right lease structure, the tenant handles maintenance, property taxes, and insurance.

And certain gas station properties can come with another interesting advantage: bonus depreciation.

Depending on how the property qualifies under tax law, investors may be able to accelerate significant depreciation deductions.

Of course, not every gas station qualifies the same way, and the lease and tax details matter.

But if you've spent years dealing with repairs, maintenance calls, and tenant problems, this is a very different way to own real estate.

When the economy gets uncertain, I pay attention to retailers that give consumers more value for their money.

Five Below is a good example of the type of retailer worth studying.

But the brand name alone isn't what makes a commercial property a good investment.

I want to know who's signing the lease, how long they're committed, and whether the property makes sense.

A long-term commercial lease with the right tenant can mean fewer day-to-day landlord responsibilities than traditional residential rentals.

That's the kind of real estate we focus on.

Give me a 20-year-old auto parts store over a brand-new one.

Sounds backward, right?

There's something I look for in commercial real estate that a shiny new building can't give me.
