You know what's genuinely scary?
Reaching out for help…and hearing nothing back. 👻
Good communication shouldn't feel like a luxury.
When someone is referred to me, I want them to feel taken care of from the first conversation forward.
That means:

✔️ Following up
✔️ Answering questions
✔️ Explaining what's happening next
✔️ Keeping people informed
✔️ Staying available when something feels confusing

And they don't need to be ready to buy or sell tomorrow.
If someone you care about is simply starting to think about a move, I’m happy to be a resource.
Send them our way.I'll take good care of them. 🏡

Nothing means more to me than a referral. 🙏
When you trust me with your friends and family, that's the biggest compliment I could ever receive, and I take it seriously. Know someone starting their home search? Send them my way! 💬

Some homeowner habits don't seem scary…until the repair bill shows up. 👻
Things like:
🍂 Letting gutters stay clogged
💧 Ignoring a small leak
🪟 Putting off damaged seals or caulking
🏠 Avoiding minor exterior repairs
🔧 Waiting until something breaks to maintain it

Small issues have an annoying habit of becoming bigger ones when they're ignored long enough.

Your home is one of your biggest investments.
A little preventative maintenance can go a long way toward protecting it.

Not every seller is moving because they have to.
Some are planning months ahead.
Some have simply outgrown the home that used to fit perfectly.

Others aren't actively trying to move at all, but would for the right house, price, or opportunity.
Which one sounds most like you?

Knowing why you might move is often the first step toward figuring out when you should move.
Swipe through the three seller types, and if you recognize yourself in one, let's talk about what your options could look like.

Fall decorating doesn't need to be complicated (nature already did the hard part)! 🍁 I rounded up a few of our favorite natural fall decor ideas to steal for your own home (or your next listing):
🎃 Pumpkin displays | Mix sizes, colors, and shapes on your porch or entry table for an instant seasonal refresh
🍂 A natural centerpiece | Hollow out a gourd and fill it with fall florals for a table that feels garden-grown
🕯️ Framed pumpkin artwork | A minimalist nod to the season that works with any style of home
🧺 Layered textures | Wicker baskets, cozy throws, and dried grasses add warmth without any real effort
🍁 A natural wreath | Hang it beyond just the front door, like above a mantel or along a staircase, for extra charm
Simple, natural touches go a long way this time of year.

If a move is somewhere in your plans for next year, you don't have to wait until you're ready to list or start touring homes.
Use the next few months to get ahead.

✅ Start a list of home repairs
✅ Review your finances and future housing budget
✅ Begin clearing out things you don't want to move
✅ Talk with an agent about what the process could look like

None of those steps commit you to moving.
They simply give you more options when the time comes.
The best time to build a moving plan is usually before you feel rushed into making one.

Selling a home “as-is” can sound simple:
List it. Sell it. Make no repairs.
But there can be more nuance than that.

Depending on the contract and local practices, buyers may still conduct inspections, ask questions or negotiate after learning more about the property's condition.
The bigger question is whether selling as-is actually helps you accomplish your goal.
For some sellers, saving time and avoiding repairs matter most.

For others, addressing a few strategic issues before listing could make the home easier to market.
Your timeline, home's condition and financial priorities all matter.
Considering selling as-is? Let's talk through the pros and tradeoffs before you decide.

Should you buy your next home before selling your current one?
Or sell first and then start shopping?
There isn't one right answer.
Buying first may make sense when:
🏡 Finding the right replacement home is your biggest concern
💰 You're financially comfortable owning two homes temporarily
📦 You want to move before preparing your current home for sale
Selling first may make sense when:
💵 You need your current equity for the next purchase
📊 You want to know exactly what you're working with financially
📝 You'd prefer to make your next offer without a home-sale contingency
And sometimes there are other options, like coordinating closing dates or negotiating temporary occupancy can help bridge the gap.
The best order depends on your finances, your local market and how much uncertainty you're comfortable carrying.
If you're considering both a sale and a purchase, talk through the sequence before you start house hunting.

You see a home that's been listed for a while.
Your first thought might be: What's wrong with it?
But days on market alone won’t tell you that.
There could be a pricing adjustment underway.
The home could have had plenty of showings, but no right offer yet.
It could be competing against newer inventory.
Or there may be an opportunity that isn't obvious from the listing history alone.
Instead of immediately writing a property off, ask why it has been sitting.
That's where context matters.
See a home that's been on the market longer than expected? Ask us to help you dig into the story behind the number.
