🏡 MONDAY MARKET UPDATE | October 12, 2026
Is the housing market slowing down, or are buyers just getting pickier? 👀
If you’ve been watching homes sit on the market longer or noticing more price reductions, there’s a reason! But here’s something important: What’s happening in Dickinson isn’t necessarily what’s happening in League City.
Let’s look at the numbers! 📊
📍 DICKINSON | September 2026
🏡 247 homes listed for sale, compared with 258 last September.
💰 Median asking price: $309,990, down from $320,000 a year ago.
📍 LEAGUE CITY | September 2026
🏡 682 homes listed for sale, compared with 615 last September.
💰 Median asking price: $436,945, compared with $435,000 a year ago.
These are asking prices, not final sales prices. They show us that even neighboring communities can experience different market conditions!
🌆 GREATER HOUSTON | August 2026
The latest published monthly report from HAR shows 5.3 months of housing inventory, with a median single-family sales price of $330,000.
Translation? Buyers generally have more options, and sellers are competing for their attention.
📈 MORTGAGE RATE UPDATE | October 8, 2026
The national average 30-year fixed mortgage rate reached 7.40%, up from 7.28% the previous week.
Rates vary by borrower and loan program, but this is another reminder that your financing strategy matters just as much as your purchase price!
SO WHAT DOES THIS MEAN FOR YOU?
🔑 BUYERS: More choices can mean opportunities to negotiate! Don’t focus solely on the asking price. Consider seller concessions, repairs, financing options, and the total monthly payment.
🏡 SELLERS: Your competition matters! Buyers are comparing homes carefully, so pricing appropriately, professional marketing, and presentation are essential.
💰 HOMEOWNERS: Just because asking prices have shifted doesn’t mean your home’s value has changed by the same amount. Your neighborhood, property condition, upgrades, and recent comparable sales tell a much more accurate story.
💡 MY MONDAY TIP:
Before making a real estate decision, look at what homes are actually SELLING for, not just what they’re listed for!
A home listed at $450,000 doesn’t necessarily mean it’s worth $450,000. The closed sales and competing listings tell us much more.
And that’s exactly where having a knowledgeable Realtor in your corner makes a difference. 🧡
Curious what YOUR neighborhood looks like right now?
Whether you’re considering buying, selling, or simply wondering what your home could be worth, message me your neighborhood or address!
I’ll put together a personalized market snapshot so you can see what’s happening in your specific area.
No pressure. Just real numbers, local knowledge, and a conversation about your options!
