Cass Corridor Neighborhood Development Corporation (CCNDC) was formed in 1982 as a subsidiary of the Concerned Citizens of Cass Corridor (4C’s), a neighborhood-based community organization representing residents and business owners within the Cass Corridor. The Cass Corridor is generally defined as the area north of the Fisher Freeway (I-75), west of Woodward Avenue, south of the Edsel Ford Freeway (I-94), and east of the John C. Lodge Freeway (US-10). The area was developed for predominantly multiple family, commercial, retail and institutional uses. A number of prominent institutions are located within these boundaries, including Wayne State University, the Detroit Symphony, Orchestra Hall and the Max, the Detroit Institute of Arts, the Children’s Center and the new Cass Technical High School. The CCNDC organization has responded to community concerns through partnerships with tenants to acquire distressed buildings from absentee landlords. In fact, CCNDC was formed as a result of the tenants in the Vernon Murphy Apartments, (487 Charlotte), successfully acquiring their building in a judgment against an absentee landlord. CCNDC became the development subsidiary of the community organization to undertake the renovation. To date, CCNDC has 27 buildings with a total of 310 units of affordable housing in the Cass Corridor neighborhood. In addition, CCNDC has three commercial buildings which house our offices, Cass Corridor Community Center, Ocelot Print Shop, Back Alley Bikes, The Hub, and local offices for Rhode Construction.

Mission: The Cass Corridor Neighborhood Development Corporation (CCNDC)’s mission is to enhance the quality of community life for all residents and to build a healthy, safe, and stable community where people of diverse backgrounds can live together as neighbors. We accomplish the following: -Rehabilitate and build quality, safe, and affordable housing; build a spirit of community and mutual support and self-sufficiency within the properties we develop. -Provide jobs and economic opportunities where possible for community residents through our housing development work. -Provide auxiliary human development and support systems for the residents of our buildings towards reaching their full potential, develop their capacity to make choices in their lives, and to help themselves.

PKSA Karate Detroit is a great asset - particularly to the young people of our neightborhood!

In a space that was originally built as a car dealership, then the Chapel of the Salvation Army in Cass Corridor, to a courtyard that was an area of celebrations like weddings and parties, to the storage area for donated bikes to Back Alley Bike and eventually became dilapidated even missing a part of the roof .. is now the home of PKSA Detroit. This building is owned and managed by the Cass Corridor Neighborhood Development Corporation, a non-profit organization providing safe and affordable housing, focused on “building neighborhoods one block at a time.” The work done in such a short amount of time is astounding. We are so thankful to be aligned with such a great organization .. as we focus on “changing lives one student at a time.” Our gratitude to Mr. Pat Dorn, the entire CCNDC team, the Biernats, and the uncountable number of family and friends is beyond words.
