That's a wrap on our 2026 Market Intelligence Symposiums!

We recently welcomed a group of financial advisors to Denver for our final symposium of the year, bringing together market insights, thoughtful discussions, and plenty of opportunities to connect.

From conversations with our executive team and portfolio managers to time spent together outside the office, these gatherings are about sharing perspectives, exchanging ideas, and building meaningful relationships.

A special thank you to Andres Garcia-Amaya of Zoe Financial for joining us as a guest speaker and sharing his insights with the group.

To everyone who joined us throughout the year, thank you for making these events so memorable. We appreciate the time spent together and look forward to continuing the conversations in 2027!

Today the Fed held rates steady, with two votes for a hike. Higher-for-longer rates keep construction loans expensive, and the apartment pipeline shows it: new deliveries are forecast to fall from 694,000 units in 2024 to about 310,000 a year in 2027–29.¹ Meanwhile, renters are absorbing apartments at one of the strongest paces since 2000. Less new supply and steady demand is the setup we’re watching most closely.

A great few days in Beverly Hills at CAIS Alts Summit last week!

We appreciated all the conversations throughout the event and the chance to spend time with so many advisors and industry peers, both new connections and familiar faces.

Darren’s locknote panel was a highlight—an honor to share the stage with world-class athletes and businessmen. An engaging discussion that brought a unique perspective on leadership and performance. Grateful to the CAIS team for making it possible.

We’re grateful to be part of such a well-executed event and looking forward to what’s ahead.

Not all private credit is the same.

Private credit is often discussed as a single category, but the underlying investments can differ significantly.

Corporate lending, real estate credit, conduit CMBS, SASB CMBS, and agency CMBS each have different collateral, structures, sources of repayment, and risk drivers. Understanding those differences can be just as important as understanding yield.

At a time when investors are paying closer attention to credit, structure and collateral may matter more than labels.

What qualifies? "Like-kind" does not mean identical.

Many investors are surprised to learn that a 1031 exchange may allow them to exchange one type of investment real estate for another.

What generally matters is whether the property is held for investment or business use, not whether the replacement property is exactly the same type of real estate.

Personal-use property and most financial securities generally do not qualify.

40 bikes. One great cause. A whole lot of teamwork! 🚲

Our Forum team recently came together for a team-building event with Wish for Wheels, assembling 40 brand-new bikes for local children in the Denver community.

A big thank you to our team for volunteering their time and to Wish for Wheels for making it all possible!

Most investors treat a 1031 exchange as the finish line.
What if it's actually the starting point?

Once the tax deferral is addressed, a more important set of questions often emerges:

• What should the capital accomplish next?
• Is the goal income, growth, or diversification?
• How much operational responsibility does the investor want to retain?
• Will the ownership structure still work years from now, including for heirs?

The exchange is the mechanism.
The strategy comes afterward.

Our latest educational resource explores the planning considerations that often deserve more attention than the exchange itself.

1031, DST, and 721 are related. They're not the same thing. These terms often appear in the same conversation, but they describe different structures and decisions.
• A 1031 exchange is a tax-deferral strategy used when selling and reinvesting in qualifying real estate.
• A DST can be used as a replacement property within a 1031 exchange.
• A 721 exchange allows investors to contribute property in exchange for an ownership interest in a qualifying partnership structure.

Understanding the differences is often just as important as understanding the potential benefits.
