🍂 Is fall actually a good time to buy a home in Denver?

The answer isn’t as simple as “yes” or “no.”

But there are a few things happening in the Denver market right now that buyers should pay attention to:

🏡 More homes to choose from
📉 More sellers are adjusting prices
⏳ Buyers generally have more time to evaluate a property
💬 Negotiations can matter more than they did a few years ago

Recent Denver market data shows closed sales have slowed while prices have remained relatively stable. At the same time, new listings and price reductions are giving buyers more opportunities to compare homes.

That doesn’t mean every house is a deal.

It means the specific house matters more than the headline about “the Denver market.”

Condition. Location. Price. HOA. Taxes. Interest rate. Future resale potential.

Those are the things I’d be looking at before deciding whether a particular home makes sense.

And honestly, that’s one of my favorite parts of real estate — helping people look beyond the listing photos and figure out what they’re actually buying.

🏡 What We’ll Miss Most About Our Home
Yesterday, I shared why Jackie and I chose this townhouse. Today, I’ve been thinking about the other side of selling a home: what are we going to miss?
There are the practical things…
📍 The Location — Being close to I-25 has made getting around incredibly easy. Downtown Denver is a quick trip, the mountains are accessible when we want to get away, and heading south toward Parker or Colorado Springs is convenient too. It’s been a location that has made a lot of our lives easier.
But then there are the things that can’t really be measured in a listing.
👶🐶 This is the home where we brought our baby and our puppy home for the first time. Those are memories that will always be connected to this house.
🍻 It’s been a great place to entertain. We’ve had friends and family over, shared meals, celebrated milestones, and simply enjoyed having a home with enough space to bring people together.
❤️ And we’ll miss our neighbors. Good neighbors can make a house feel like a community, and we’ve been fortunate to have some really great ones.
Of course, we’ll also miss the High Line Canal, our large deck, and having so much space for our family.
Selling a home is a funny thing. You can be excited about where you’re going next while still being a little sad to leave where you’ve been.
This house has been the backdrop for some of the most important moments of our family’s life so far.
Now, it’s ready for someone else to make their own memories here.

🏡 Why We Chose Our Home — And Why We Loved Living Here
