Two houses.

Same price.

Very different property tax bills. 👀

If you’re moving to Denver, this is something you need to understand before falling in love with a house.

Some newer communities are located inside **metro districts** that helped finance infrastructure such as roads, water systems, parks and other improvements.

Those costs can show up as additional property taxes.

That means two similarly priced homes just a few miles apart can have noticeably different annual tax bills and monthly payments.

The lesson?

Don’t just look at the purchase price.

**Look at the actual tax bill for the specific property.**

That number can materially change what the house really costs you each month.

A 100-year-old Denver home can have incredible character.

It can also have 100 years of surprises. 👀

A general home inspection is the starting point, not always the finish line.

On an older home, the inspection may uncover clues that warrant a closer look at things like:

⚡ Older electrical systems
🚰 Aging plumbing
🔍 Sewer lines
🏠 Roofing
🧱 Foundation or structural concerns
💧 Moisture issues

Your general inspector identifies what they can see and flags concerns.

Your job is to make sure the right specialists get in there BEFORE your inspection deadline expires.

Older homes don’t necessarily scare me.

Buying one without doing the right due diligence does.

Want some perspective on the Central Park real estate market?

I went back through 19 years of closed sales, from 2007 through 2025.

The average sold price went from $461,851 to $787,862.

That’s an increase of 70.6%.

But the more interesting story is what happened in between.

Central Park went through the housing downturn, reached a low of $402,464 in 2009, recovered, experienced another dip in 2020, then reached an average sold-price peak of $856,993 in 2022.

The luxury side of the neighborhood changed dramatically too.

For more than a decade, the highest sale of the year generally lived around the $1.25M range.

By 2022, Central Park recorded a $2.7M sale.

That’s why I’m always cautious when someone tries to describe a real estate market using one year of data.

Zoom out.

Cycles become much easier to see.

I included every year of the data in the carousel.

The inspector flagged the electrical panel.

So why can’t the seller just give you a credit and let you deal with it after closing?

Sometimes they can.

But if the panel creates an issue for the lender or the insurance company, a seller credit doesn’t actually solve the problem.

Certain older electrical panels can raise concerns that may need to be addressed before the home can be insured or the loan can close.

That’s why the first question shouldn’t always be:

“How much money should we ask for?”

It should be:

**“What exactly needs to happen for this transaction to close?”**

That distinction can completely change how you negotiate the inspection.

A $12,669 price reduction sounds great.

But what if those same dollars could lower your payment by **about $700 a month in year one?** 👀

On this $599,000 example:

🏡 Standard payment: about $4,634/month
📉 Year 1 with a 2/1 buydown: about $3,933/month
📉 Year 2: about $4,275/month
💰 Using the same dollars as a price reduction: about $4,542/month

That’s the part buyers and sellers often miss.

A price reduction isn’t always the most powerful way to improve affordability. Depending on the buyer’s situation, using seller dollars strategically toward a temporary rate buydown can have a much bigger impact on the monthly payment.

The right question isn’t just, “How much can we get off the price?”

It’s **“How can we use those dollars most effectively?”**

*Example is for illustration only. Rates, qualification and loan terms vary. Talk with your lender about your specific scenario.*
