The takeaway wasn’t “How do we fill empty offices?” It was “What kind of downtown are we building next?”

That shift in thinking was felt throughout ULI Colorado’s Beyond Office Conversion: Building Downtown Neighborhoods conversation.

Denver has reinvented itself before, and this discussion made one thing clear: downtown’s next chapter will require more than conversions. It will take residents, local businesses, public spaces, creative investment, attainable housing, and the confidence to build for what Denver can become rather than recreate what it used to be.

Thank you to Kourtny Garrett, Asher Luzzatto, Susan Powers Powers, and Bill Mosher for a candid, optimistic, and necessary conversation about the work ahead.

Mile High CRE captured eight powerful takeaways from the room. Read the full article for a deeper look at the ideas shaping Downtown Denver’s next chapter, then register to continue the conversation with us on November 19 for our next Breakfast Series, The Future of Burnham Yard.

What makes a downtown neighborhood actually work?

On October 22, ULI Colorado’s Breakfast Series takes a closer look at what comes after office conversion. Turning vacant towers into housing is only one piece of the equation. Thriving downtown neighborhoods also require thoughtful infrastructure, strong public realm, services, connectivity, and the right mix of uses to support daily life.

Join Kourtny Garrett, Asher Luzzatto, Susan Powers, and Bill Mosher for Beyond Office Conversion: Building Downtown Neighborhoods, a conversation about adaptive reuse, downtown investment, and what it will take to create a more complete residential future for Denver’s urban core.

Two days left to help shape the 2027 ULI Spring Meeting & Resilience Summit.

If you’ve been sitting on an idea or a half-drafted concept, this is your moment. Some of the strongest sessions come from simple, grounded insights that spark real conversation.

A Spring Meeting session amplifies your work. Your project gets visibility, your thinking gets tested, and you help lead the dialogue instead of just listening to it.

ULI welcomes proposals from every corner of the industry: early-career professionals, seasoned leaders, and niche experts alike. The only way to know if your idea is ready is to put it out there.

📅 Deadline: This Friday, October 9

Event Recap | AI in the City

How can AI help communities deliver housing faster without sacrificing quality or oversight?

That question drove ULI Colorado’s September Breakfast Series conversation with leaders from the Colorado Department of Local Affairs, Denver Permitting Office, CiviCheck, and Black Label.

The takeaway was clear: AI works best when it augments human expertise. From catching incomplete applications earlier to creating more consistent review processes, communities are already testing tools designed to reduce delays and improve permitting outcomes. One standout statistic: pilot communities using AI assisted permitting tools have reported 60 to 70% reductions in permit timelines, along with fewer correction cycles.

Thank you to our panelists, the ULI Colorado Urban Places Committee, and Breakfast Series sponsor Perkins&Will for making the conversation possible.

Next up: October 22 | Beyond Office Conversion: Building Downtown Neighborhoods
What does it really take to turn downtown into a place where people want to live, stay, and invest? Join us for the next Breakfast Series conversation as we look beyond office conversion and explore the broader ingredients needed to build thriving downtown neighborhoods.
